The purposes of this district are to provide for continued high-density, single-family residential development; to preserve existing single-family development; and to provide for and regulate certain uses permitted by special exception.
Land, building or premises shall be used by right only for one or more of the following uses:
A. 
All uses permitted by right in the R-1 District.
The following uses shall be permitted by special exception only, subject to the applicable provisions of Articles XXI and XXV.
A. 
Single-family semidetached dwelling (twin), subject to § 600-186.
The following shall be permitted as conditional uses only, subject to Article XXII and the provisions cited below:
A. 
Active recreation area, as defined in Article II and subject to §§ 600-189 and 600-190.
As noted in R-1 District, § 600-14, and subject to the provisions of § 600-159.
Unless specifically stated otherwise, the following shall be minimum requirements:
A. 
Single-family detached dwelling.
(1) 
Lot size: 5,000 square feet.
(2) 
Lot width: 50 feet.
(3) 
Building coverage: 35%, maximum.
(4) 
Street frontage: 50 feet, and 35 feet at cul-de-sac turns.
(5) 
Impervious surface: 55%, maximum.
(6) 
Front yard:
(a) 
Interior lot: 25 feet.
(b) 
Corner lot: 25 feet on front street and 15 feet on side street.
(7) 
Side yards: 20 feet, aggregate, and eight feet, minimum.
(8) 
Rear yard: 20 feet.
(9) 
Height: two stories, maximum, and 35 feet, maximum.
B. 
Single-family semidetached dwellings (twins). Single-family semidetached dwellings (twins) shall be permitted by special exception only subject to the requirements of § 600-186.
If a homeowners' association is required for any development located within the R-3 District, it shall adhere to the requirements of § 600-179.
