The PRC Planned Retirement Community District is intended to
provide for a planned, high-density, multifamily residential community
designed specifically for senior citizens. Although the community
may include health, nursing care, dining, recreational and social
facilities for the residents, as well as administrative offices for
the community, the character of the community is to be residential.
A building or buildings may be erected, altered or used and
land may be used for any of the following purposes and no other:
The following shall be the area and bulk requirements:
A.
Minimum tract size: five acres.
B.
Maximum building height: three stories not to exceed 40 feet in height.
C.
Gross density: maximum of 12 dwelling units per acre. Each four beds
in a skilled nursing facility and each two rooms in an assisted-living
facility shall be considered a dwelling unit for calculating gross
density.
D.
Maximum building coverage: 25%.
E.
Total impervious coverage: 70%.
F.
Building setbacks for multi-dwelling unit buildings and accessory
buildings: all buildings shall be set back a minimum of 75 feet from
the rear property line and 50 feet from all other street lines and
property lines.
G.
Minimum distance between buildings: 25 feet.
A.
The community shall be served with public water and public sewer.
B.
All utility lines shall be placed underground.
C.
Parking shall be in accordance with Article XVIII; provided, however, the parking ratio shall be one parking space per dwelling unit, provided that 25% of the parking spaces may be designated as reserve parking spaces and remain unpaved until such time as needed to provide adequate parking for the community. In addition, one parking space for every five beds in a skilled nursing facility shall be provided, and one parking space for each five assisted-living units shall be provided.
