For the purpose of this chapter, the Borough is hereby divided into districts which shall be designated as follows:

Industrial District: Light

Historic Demolition Overlay District

1. 
The boundaries of the C, IN, R-SF, R-TF, R-M, C-RN, C-CBD, CG, C-W, and I-L Districts shall be as shown, upon the map attached to and made a part of this chapter which shall be designated "Zoning Map". The said map and all the notations, reference and other data shown thereon are hereby incorporated by reference into this chapter as if all were fully described herein.

The boundaries of the FW and FF Districts shall serve as overlays to the underlying Districts as shown on the Official Zoning Map, and as specifically described in the Floodway Data Table and one-hundred-year flood delineation in the Flood Insurance Study (FIS) prepared for the Borough by the Flood Insurance Administration (FIA) dated September 1976. The said study and accompanying maps all notations, reference and other data shown thereon are hereby incorporated by reference into this chapter as if all were fully described herein.
3. 
The boundaries of the R-C District shall be an overlying district which shall be designated upon approval of a Cluster Subdivision/Land 4 Development Plan within an R-SF or R-TF District.
4. 
The boundaries of the H District shall be as shown upon the H Historic Demolition Overly District Map dated _____, 2004, attached to and made a part of this chapter. The boundaries of the H District shall serve as overlays to the underlying Districts as shown on the official Zoning Map in accordance with the requirements as set forth in § 27-1416.

The boundaries between these districts are, unless otherwise indicated, either the center lines of streets, alleys, rights-of-way, lot lines, or such lines extended, or lines parallel thereto.
2. 
Where figures are shown on the Zoning Map between a street, alley, right-of-way, or lot line, and a district boundary line, they indicate that the district boundary line runs parallel to that line at a distance therefrom equivalent to the number of feet so indicated.
3. 
Where district boundaries are not clearly fixed by the above methods they shall be determined by the use of the scale of the Zoning Map.

When a "C", "IN", "R-SF", "R-TF", "C-RN", "C-CBD", "C-G", "C-W" and "I-L" District boundary line divides a lot held in single and separate ownership at the effective date of this chapter, the regulations of either abutting district may be construed by the owner to be applicable to the portion of such lot in the other abutting district for a distance of not more than 50 feet beyond the district boundary line.
