The "I-Z" Institutional Zoning is intended for health care facilities and educational.

In District "I-Z," no building shall be used and no building or structure altered, enlarged or erected, which is arranged or designed for other than one of the uses listed in Section 405.290 below.

Business and technical schools and schools for photography and the teaching of fine arts.

Care of the aged.
C. 
Care of the mentally ill.
D. 
Dental clinics/office, and offices buildings for similar professions.
E. 
Doctor's clinics/offices, and office buildings for similar professions.

Hospitals, clinics, laboratories.
G. 
Isolation homes and penal institutions.
H. 
Laboratories.
I. 
Medical and orthopedic appliance stores.
J. 
Schools.
K. 
Pharmacy/drug stores.

No building of structure shall exceed two (2) stories in height or exceed forty-five (45) feet, without approval of the Board of Adjustment.

A. 
Front Yard. There shall be a front yard of not less than twenty-five (25) feet or to conform with existing structures.
B. 
Side Yard. There shall be a side yard on each side of the building of not less than ten (10) feet. Screening and landscaping shall be between the parking lot and adjoining landowners.

Rear Yard. There shall be a rear yard of not less than thirty (30) feet.

Four (4) hard surfaced off-street parking spaces shall be provided on the premises for each one thousand (1,000) square feet of floor area.

All open automobile parking areas containing four (4) or more parking spaces shall be effectively screened on each side adjoining or fronting on any residential property by a privacy barrier of densely-planted, compact evergreen hedge, not less than five (5) feet in height or more than six (6) feet in height, with materials being approved by the Planning and Zoning Commission.
