The purpose of this district is to preserve natural features and resources and to protect key Township and regional recreational facilities and to provide for accessory uses and compatible supporting uses as conditional uses.

In the S-C Special Conservation District, only the following uses are authorized:
402.1. 
Permitted Uses.
A. 
Principal Uses:
(1) 
Single-family dwelling.
(2) 
Arboretum; conservatory.
(3) 
Essential services.
(4) 
Forestry.
(5) 
Horticulture.
(6) 
Public recreation, subject to § 27-1906.47.
(7) 
Private recreation.
(8) 
Nature center; nature museum; bird sanctuary.
(9) 
Nature preserve, subject to § 27-1906.39.
B. 
Accessory Uses:
(1) 
Fences, subject to § 27-2104.
(2) 
Home office.
(3) 
No-impact home-based business.
(4) 
Off-street parking and loading, subject to Part 22.
(5) 
Outdoor hydronic heater, subject to § 27-1906.51.
(6) 
Private garages and storage buildings subject to § 27-2104.
(7) 
Private residential swimming pools or sports courts, subject to § 27-2104.
(8) 
Signs, subject to Part 23.
(9) 
Solar energy system (small), subject to § 27-1906.51.
(10) 
Temporary construction trailer, model home or sales office, subject to § 27-2108.
(11) 
Wind energy system (small), subject to § 27-1906.51.
(12) 
Other accessory uses customarily incidental to and on the same lot with any permitted use authorized in this district.

Conditional Uses.
A. 
Principal Uses:
(1) 
Boarding stable or riding academy, subject to § 27-1906.6.
(2) 
Golf course; country club, subject to § 27-1906.21.
(3) 
Oil and gas wells, subject to § 27-1906.34.
(4) 
Public buildings, subject to § 27-1906.9.
(5) 
Public utility building or structure, subject to § 27-1906.49.
(6) 
Recreation-related commercial uses, subject to § 27-1906.50.
(7) 
Schools (public or private), subject to § 27-1906.9.
B. 
Accessory Uses:
(1) 
Solar energy system (large), subject to § 27-1906.51.
(2) 
Uses accessory to an approved conditional use, other than fences or signs, subject to § 27-1903.2.

Uses by Special Exception.
A. 
Principal Uses:
(1) 
None.
B. 
Accessory Uses:
(1) 
Home occupation, subject to § 27-1906.24.
(2) 
Family day-care home, subject to § 27-1906.17.

In the S-C Special Conservation District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part 19.
403.1. 
Minimum Lot Area:
A. 
Single-family dwelling: 100,000 square feet.
B. 
Boarding stable or riding academy: 10 acres.
C. 
Recreation-related commercial uses: 20,000 square feet.
D. 
Regulation golf course; country club: 40 acres.
E. 
All other principal uses: one acre.
403.2. 
Minimum Lot Width:
A. 
Single-family dwelling: 200 feet.
B. 
All others: 100 feet.
403.3. 
Minimum Lot Frontage: 50 feet.
403.4. 
Maximum Impervious Surface Coverage: 15%.
403.5. 
Minimum Front Yard:
A. 
Recreation-related commercial uses: 30 feet.
B. 
All other principal uses: 50 feet.
