The purpose of this district is to continue the character of the established planned residential community at Nevillewood, to encourage a mix of housing types in a planned residential development organized around a recreational or natural feature in locations that are convenient to shopping and the regional transportation network and to provide for compatible public, semipublic and accessory uses as conditional uses or uses by special exception.

In the R-5 Planned Residential Community District, only the following uses are authorized:
1002.1. 
Permitted Uses.
A. 
Principal Uses:
(1) 
Single-family dwellings.
(2) 
Approved dwellings in a recorded planned residential development.
(3) 
Essential services.
(4) 
Forestry.
(5) 
Public recreation, subject to § 27-1906.47.
B. 
Accessory Uses:
(1) 
Fences, subject to § 27-2104.
(2) 
Home office.
(3) 
No-impact home-based business.
(4) 
Off-street parking and loading, subject to Part 22.
(5) 
Outdoor hydronic heater, subject to § 27-1906.51.
(6) 
Signs, subject to Part 23.
(7) 
Solar energy system (small), subject to § 27-1906.51.
(8) 
Private garages and storage buildings, subject to § 27-2104.
(9) 
Private residential swimming pools or sports courts, subject to § 27-2104.
(10) 
Temporary construction trailer, model home or sales office, subject to § 27-2108.
(11) 
Wind energy system (small), subject to § 27-1906.51.
(12) 
Other accessory uses customarily incidental to and on the same lot with any permitted use authorized in this district.

Conditional Uses.
A. 
Principal Uses:
(1) 
Planned residential development, subject to Part 18.
(2) 
Private recreation, subject to § 27-1906.47.
(3) 
Public buildings, subject to § 27-1906.9.
B. 
Accessory Uses:
(1) 
Uses accessory to an approved conditional use, other than fences or signs, subject to § 27-1903.2.

Principal Uses:

Temporary use or structure, other than a construction trailer, model home or sales office, subject to § 27-1906.56.

Accessory Uses:

Family day-care home, subject to § 27-1906.17.

In the R-5 Planned Residential Community District, all uses shall be subject to the following regulations, except as they may be modified by Part 18 governing planned residential developments or by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part 19.

Single-family dwellings: same as R-2 District.

All others: as approved in the PRD.

Maximum Dwelling Unit Density: 10 units per acre.

Maximum Length of Residential Building: 250 feet.

Townhouses: six units per building.
B. 
Garden apartments: 36 units per building.
