The purpose of this district is to provide for a mixture of
commercial and light industrial uses to encourage revitalization near
the Carnegie I-79 interchange.

In the B-4 Commercial and Light Industrial District, only the
following uses are authorized:

Business or professional office, minor.

Conversion of dwelling to office use, subject to § 27-1906.13.
(6)
Essential services.
(7)
Financial institution, minor.

Forestry.
(9)
Garden nursery.
(10)
Gasoline station, subject to § 27-1906.20.
(11)
Indoor entertainment.
(12)
Major business or professional office, subject to § 27-1906.32.
(13)
Major financial institution, subject to § 27-1906.32.
(14)
Public utility building or structure, subject to § 27-1906.49.
(15)
Repair shop.
(16)
Restaurant.
(17)
Retail business, minor.
(18)
Sit-down restaurant, subject to § 27-1906.54.
(19)
Vehicle accessories sales and installation, subject to § 27-1906.59.
(20)
Vehicle repair garage.
(21)
Vehicle service station, subject to § 27-1906.60.

Accessory Uses:

Home office or home occupation in a dwelling which is a nonconforming

Research and development, subject to § 27-1906.52.

Accessory Uses:

Communications antenna mounted on an existing building or existing public utility storage or transmission structure, subject to § 27-1906.10.
