The purpose of this district is to provide for a mixture of commercial and light industrial uses to encourage revitalization near the Carnegie I-79 interchange.

In the B-4 Commercial and Light Industrial District, only the following uses are authorized:

Permitted Uses.
A. 
Principal Uses:

Bar or tavern.
(2) 
Brewpub.
(3) 
Business or professional office, minor.

Car wash, subject to § 27-1906.7.
(5) 
Conversion of dwelling to office use, subject to § 27-1906.13.

Essential services.

Financial institution, minor.
(8) 
Forestry.
(9) 
Garden nursery.
(10) 
Gasoline station, subject to § 27-1906.20.
(11) 
Indoor entertainment.
(12) 
Major business or professional office, subject to § 27-1906.32.

Major financial institution, subject to § 27-1906.32.
(14) 
Public utility building or structure, subject to § 27-1906.49.
(15) 
Repair shop.
(16) 
Restaurant.
(17) 
Retail business, minor.

Sit-down restaurant, subject to § 27-1906.54.

Vehicle accessories sales and installation, subject to § 27-1906.59.

Solar energy system (small), subject to § 27-1906.51.

Other accessory uses customarily incidental to and on the same lot with any permitted use authorized in this district.

Research and development, subject to § 27-1906.52.

In the B-4 Commercial and Light Industrial District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part 19.
