The purpose of this district is to promote economic development on large undeveloped tracts in a campus-style atmosphere, allowing for a compatible mix of uses that encourages an integrated living and working environment while preserving adequate buffers between dissimilar uses.

In the PEDD Planned Economic Development District, only the following uses are authorized:

Permitted Uses.
A. 
Principal Uses:
(1) 
Business or professional office, minor.
(2) 
Commercial recreation, subject to § 27-1906.11.
(3) 
Commercial school.
(4) 
Essential services.
(5) 
Forestry.
(6) 
Health club.
(7) 
High-technology industry.
(8) 
Major business or professional office, subject to § 27-1906.32.
(9) 
Medical office.
(10) 
Private recreation, subject to § 27-1906.47.
(11) 
Public recreation, subject to § 27-1906.47.
(12) 
Research and development, including pilot manufacturing, subject to § 27-1906.52.
B. 
Accessory Uses:
(1) 
Fences, subject to § 27-2104.
(2) 
Home office or home occupation in a dwelling which is a nonconforming use.
(3) 
Off-street parking and loading, subject to Part 22.
(4) 
Outdoor hydronic heater, subject to § 27-1906.51.
(5) 
Signs, subject to Part 23.
(6) 
Solar energy system (small), subject to § 27-1906.51.
(7) 
Temporary construction trailer or sales office, subject to § 27-2108.
(8) 
Warehousing of products produced on site, comprising no more than 25% of the gross floor area of the building.

Wind energy system (small), subject to § 27-1906.51.

Other accessory uses customarily incidental to and on the same lot with any permitted use authorized in this district.

In the PEDD Planned Economic Development District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part 19.

Planned office or research park: 30 acres.

Planned residential development: 30 acres.

Planned residential development: same as R-3 District.

All other individual lots: two acres.
