The purpose of this district is to encourage the continuation and revitalization of general industrial uses in those areas of the Township which have already been established for these uses.

In the I-1 Industrial District, only the following uses are authorized:
1702.1. 
Permitted Uses.
A. 
Principal Uses:
(1) 
Business or professional office, minor.
(2) 
Contracting business and contractor's yard.
(3) 
Essential services.
(4) 
Forestry.
(5) 
Garden nursery.
(6) 
Light manufacturing, subject to § 27-1906.31.
(7) 
Major business or professional office, subject to § 27-1906.32.
(8) 
Mini-warehouse or self-storage facilities, subject to § 27-1906.35.
(9) 
Printing establishment, subject to § 27-1906.45.
(10) 
Public utility building or structure, subject to § 27-1906.49.
(11) 
Repair shop.
(12) 
Research and development, subject to § 27-1906.52.
(13) 
Supply yard.
(14) 
Vehicle repair garage.
(15) 
Warehousing and distribution, subject to § 27-1906.61.
(16) 
Wholesale business, subject to § 27-1906.62.
B. 
Accessory Uses:
(1) 
Fences, subject to § 27-2104.
(2) 
Home office or home occupation in a dwelling which is a nonconforming use.
(3) 
Off-street parking and loading, subject to Part 22.
(4) 
Outdoor hydronic heater, subject to § 27-1906.51.
(5) 
Retail sales of products produced on site.
(6) 
Signs, subject to Part 23.
(7) 
Solar energy system (small), subject to § 27-1906.51.
(8) 
Temporary construction trailer or sales office, subject to § 27-2108.
(9) 
Wind energy system (small), subject to § 27-1906.51.
(10) 
Other accessory uses customarily incidental to and on the same lot with any permitted use authorized in this district.

Conditional Uses:

Communications antenna mounted on an existing building or existing public utility storage or transmission structure, subject to § 27-1906.10.
(2) 
Uses accessory to an approved conditional use, other than fences or signs, subject to § 27-1903.2.

In the I-1 Industrial District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part 19.

Minimum Lot Area: 40,000 square feet.

Minimum Lot Width: 100 feet.

Minimum Lot Frontage: 50 feet.

Maximum Impervious Surface Coverage: 65%.
