The official title of this chapter is "North Fayette Township Zoning Ordinance."

1. 
In the event of conflicts between the provisions of this chapter and any other ordinance or regulation, the more restrictive provisions shall apply.
2. 
In the interpretation and application, the provisions of this chapter shall be considered minimum requirements adopted for the promotion of the health, safety and general welfare of the public.
3. 
In interpreting the language of this chapter to determine the extent of the restriction upon the use of property, the language shall be interpreted, where doubt exists as to the intended meaning of the language written and enacted by the Board of Supervisors, in favor of the landowner and/or developer and against any implied extension of the restriction.

This chapter is adopted to achieve the following objectives:
1. 
To promote and protect the public health, safety, and welfare of the residents of the Township and of the general public.
2. 
To encourage and facilitate orderly community growth and development in accordance with the Township's Comprehensive Plan and Official Zoning Map.
3. 
To protect the character and maintain the stability of the residential, commercial, industrial, and mixed-use areas within the Township.
4. 
To provide adequate light, air, amenities, and access to private property.
5. 
To guide development in order to provide adequate and economical community facilities and utilities.
6. 
To divide the Township into various zoning districts that restrict and regulate therein the location, construction, alteration, and use of buildings, structures and land.
7. 
To prevent the overcrowding or incompatible development or use of land and to prevent blighting conditions, congestion, and hazards in travel and transportation.
8. 
To conserve and stabilize property values through the encouragement of the most appropriate use of land in relation to adjacent land uses.

No building or structure shall be located, erected, constructed, reconstructed, moved, altered, converted, or enlarged, nor shall any structure or land be used, or be designed to be used, except in full compliance with all the provisions of this chapter and after the lawful issuance of all permits and certificates required by this chapter.
