The provisions of this chapter shall not apply to any land use,
improvement or development for which a valid, existing final approval
has been obtained from the Town prior to the effective date of this
chapter.
It is the responsibility of the owner to obtain any and all
local, state and federal approvals and/or permits as may be required
by law.
The owner shall indemnify and hold the Town, its officers, employees
and agents harmless against any damage or injury which may arise out
of the administration and enforcement of this chapter.
