1. 
The Township is divided into different districts, each with a specified purpose and intent to implement the purpose of this chapter and the goals and objectives of the Comprehensive Plan.
2. 
Whenever federal, state or municipally-owned property is included in one or more zoning districts, it shall be subject to the provision of this chapter as permitted by the Constitution and laws of the United States of America and the Commonwealth of Pennsylvania.
3. 
Every parcel of land and every building or other structure in the Township shall be subject to the provisions specified for the district in which it is located.
4. 
A building may be erected or used, and a lot may be used or occupied only for the uses permitted by right, accessory uses, conditional uses, or special exception, which adhere to explicit standards and criteria of this chapter, Subdivision and Land Development Ordinance [Chapter 22] and all other applicable Township Ordinances.

The Township is divided into 15 classes of zoning districts as follows:
A. 
Primary Districts.
(1) 
RA, Residential/Agricultural District.
(2) 
RB, Residential/Agricultural District.
(3) 
VR, Village Residential District.
(4) 
RD, Residential Development District.
(5) 
RD-C, Residential Development - Conservation District.
(6) 
VC, Village Commercial District.
(7) 
RC, Rural Commercial District.
(8) 
TNC, Traditional Neighborhood Commercial District.
(9) 
LI, Light Industrial District.
(10) 
QA, Quarry/Agricultural District.
(11) 
OR, Outdoor Recreational District.
(12) 
R-1, Small Lot Residential District.
(13) 
MS, Municipal Services District.
(14) 
VR-C, Carversville Village Residential.
(15) 
VC-C, Carversville Village Commercial.
(16) 
VC-1, Aquetong Village Commercial.

The locations and boundaries of such districts are as shown upon the map, attached to and hereby made a part of this chapter, designated as the "Zoning Map." The Zoning Map and all the notations, references and other, data shown thereon, are incorporated into this chapter.
B. 
Overlay Districts.
(1) 
FP, Floodplain Conservation (Overlay) District.
(2) 
SS, Steep Slope Conservation (Overlay) District.
(3) 
CG, Carbonate Geology (Overlay) District.
(4) 
Mobile Home Park Overlay (MHPO) District.

The FP, SS, CG, and MHPO Districts shall be in accordance with Parts 25, 26, 31 and 5, respectively.

1. 
Primary Districts. The boundaries between districts are, unless otherwise indicated, either the center line of streets, rights-of-way, or watercourses, or such lines extended, or lines parallel thereto. Where the boundaries of a single district are indicated as including directly opposite sides of a street, right-of-way, or watercourse, for any portion of its length, the district so indicated shall be construed to apply to the entire bed of such street, right-of-way, or watercourse, lying within such portion of its length. Where uncertainty exists as to the location of any said boundaries as shown on the Zoning Map, the following rules shall apply:
A. 
Where a district boundary is indicated as approximately following the center line of a street, right-of-way, or watercourse, such center line shall be construed to be such boundary.
B. 
Where a district boundary is indicated as approximately following a lot or other property line as of the effective date of this chapter, such lot or property line shall be construed to be such boundary.
C. 
Where a district boundary divides a lot or runs through undivided property, the location of such boundary, unless specified by figures on the Zoning Map, shall be determined by the use of the scale appearing on said map.
D. 
Where dimensions are shown on the Zoning Map between a street and a district boundary, they shall indicate that the district boundary runs parallel to the street line at a distance therefrom equivalent to the number of feet so indicated. Where scaled distances do not agree with such figures, the dimensions shall control.
2. 
Overlay Districts. In the case of the Floodplain Conservation District, rules for interpretation of district boundaries are contained in Part 21. In the case of the Steep Slope Conservation District, rules for interpretation of district boundaries are contained in Part 22, § 27-2205, Subsection 1B. In the case of the Carbonate Geology Overlay District, rules for interpretation of district boundaries shall be in accordance with § 27-2605, and the Subdivision and Land Development Ordinance [Chapter 22].
