The purpose of the QA, Quarry/Agricultural District is to provide for safe and efficient quarry operations which are compatible with surrounding residential uses, and to provide for alternative uses of land within the district which has either been reclaimed or not yet affected by quarry operations.

1. 
A building may be erected, altered or used, and land may be used or occupied, subject to the provisions of Parts 25, 26 and 31, for any one of the following principal or conditional uses and no other:
A. 
Permitted Principal Uses.
(1) 
Any permitted principal uses in the RB District as provided for in § 27-602, Subsection 1A.
(2) 
Quarrying in accordance with § 27-2602, Subsection 1X, except that the mixing of rock materials with asphaltic oils or other binders for road-building and construction purposes shall only be permitted as a conditional use.
(3) 
Forestry/timber harvesting uses.
(4) 
Wireless telecommunications facilities (possibly permitted by right or as a conditional use pursuant to the conditions and requirements contained in § 27-2611).
B. 
Permitted Accessory Uses.
(1) 
Accessory uses on the same lot and customarily incidental to the permitted principal uses permitted in Subsection 1A.
(2) 
Parking in accordance with Part 23.
(3) 
Signs in accordance with Part 24.
(4) 
No-impact home-based business.
C. 
Conditional Uses. (Refer to Part 26 for special provisions and Part 29 for standards and criteria.
(1) 
Cemetery.
(2) 
Golf course; private recreational facility.
(3) 
Educational use.
(4) 
Communications towers subject to the standards for communications towers as conditional uses set forth in § 27-2611, and communications equipment buildings accessory thereto. All new facilities and structures shall be designed and constructed in conformance with the character and materials of the buildings of the immediate community. Emphasis shall be placed on the historic character and materials utilized in the Township over other considerations. Structures that are required to be over 35 feet in height shall be designed and constructed as "stealth" towers-disguising their purpose by being designed to appear as a farm silo; a windmill; a church steeple; a bell tower; or other type of structure approved by the Township.
(5) 
Communications antenna mounted on an existing public utility transmission tower, building or other structure, including existing communications towers, and communications equipment building accessory thereto. An applicant for a conditional use to situate a communications antenna must demonstrate to the Township that it has met the requirements of § 27-2611 of this chapter.
(6) 
Wireless telecommunications facilities (possibly permitted by right or as a conditional use pursuant to the conditions and requirements contained in § 27-2611).

The maximum height of buildings and other structures erected, enlarged, altered or used shall be 55 feet, except as provided in Part 25, and as provided in § 27-603 for uses in § 27-1802, Subsection 1A(1).

The area and bulk regulations for uses permitted in the RB District shall be as set forth in § 27-604.
2. 
Quarrying.
A. 
Minimum lot area: 25 acres.
B. 
Minimum lot width at building line: 600 feet.
C. 
Minimum lot width at street line: 300 feet.
D. 
Maximum impervious surface coverage: 10%.
E. 
Maximum building coverage: 5%.
F. 
Minimum depth of front and rear yards: 400 feet.
G. 
Minimum width of side yards: 300 feet.
H. 
Minimum yard width abutting a street: 400 feet.
3. 
Cemetery, Educational.
A. 
Refer to the area and bulk regulations of § 27-404, Subsection 1C(2).
4. 
Golf Course, Private Recreational Facility.
A. 
Refer to Part 26 and § 27-604, Subsection 1C(9).

Refer to Part 26 for special regulations pertaining to quarrying and Part 25 for general regulations pertaining to environmental controls.

A Type 1 buffer shall be provided along all property boundaries in accordance with § 22-520, Landscape Conservation and Improvement Plans, of the Subdivision Ordinance [Chapter 22].
