The OR, Outdoor Recreational District is designed to provide specific opportunities for passive and active outdoor recreational use in conjunction with properties such as Washington Crossing State Park, Hal H. Clark Park, Township and Bucks County Conservancy owned lands, and lands of the Honey Hollow Watershed Association. The OR District is also designed to create areas for the conservation of natural resources, for historic interpretation of biological resources, and for nature study.

1. 
A building may be erected, altered or used, and land may be used or occupied, subject to the provisions of Parts 25 and 26, for any of the following uses and no other:
A. 
Permitted Principal Uses.
(1) 
Passive recreational uses such as parks, nature study areas and trails.
(2) 
Conservation uses including woodlands, lakes, ponds, streams and related resources.
(3) 
Agricultural uses and structures subject to Part 26.
(4) 
Forestry/timber harvesting uses.
(5) 
Wireless telecommunications facilities (possibly permitted by right or as a conditional use pursuant to the conditions and requirements contained in § 27-2611).
B. 
Permitted Accessory Uses.
(1) 
Accessory uses on the same lot and customarily incidental to the permitted principal uses permitted in Subsection 1A, subject to the provisions of Part 25.
(2) 
The sale of farm products, subject to Part 26.
(3) 
Parking in accordance with Part 23.
(4) 
Signs in accordance with Part 24.
(5) 
No-impact home-based business.
C. 
Conditional Uses. (Refer to Part 26 for special provisions governing conditional uses and Part 29 for standards and criteria).
(1) 
Any permitted principal use in the RB, Residential/Agricultural District, as provided in § 27-602, and uses accessory thereto.
(2) 
Active recreational use such as playgrounds, sports fields, court games, golf courses, and public swimming pools.
(3) 
Cultural use.
(4) 
Educational use; environmental education use.
(5) 
Wireless telecommunications facilities (possibly permitted by right or as a conditional use pursuant to the conditions and requirements contained in § 27-2611).

The maximum height of buildings and other structures erected, enlarged, altered or used shall be 35 feet, except as provided in Part 25.

1. 
Except as specified in Part 25 relative to setbacks, the following shall apply:
A. 
Passive and Active Recreational Uses; Conservation Uses. Except golf course which shall be in accordance with § 27-604, Subsection 1C(9).

(1) 
Minimum lot area: 10 acres.
(2) 
Minimum lot width at building line: 350 feet.
(3) 
Minimum lot width at street line: 100 feet.
(4) 
Maximum impervious surface coverage: 15%.
(5) 
Maximum building coverage: 10%.
(6) 
Minimum depth of front and rear yards: 150 feet.
(7) 
Minimum width of side yards: 100 feet.
B. 
Other Uses.
(1) 
The area and bulk regulations of § 27-604, Subsection 1A, shall apply to any agricultural uses.
(2) 
The area and bulk regulations of § 27-604, Subsection 1B, shall apply to residential uses.
(3) 
The area and bulk regulations of § 27-604, Subsection 1C(2), shall apply to cultural uses.
(4) 
The area and bulk regulations of § 27-604, Subsection 1C(3), shall apply to educational use and environmental education use.
