The purpose of the Agricultural District is to designate an area for agriculture activity and undeveloped areas to serve the needs of the residents of the Borough.
A. 
Permitted uses in the Agricultural District are as follows:
(1) 
Adult bookstore.
(2) 
Adult entertainment facility.
(3) 
Adult mini-motion-picture theater.
(4) 
Agriculture.
(5) 
Camping ground.
(6) 
Dog kennel.
(7) 
Dwelling, industrialized housing.
(8) 
Dwelling, mobile (manufactured) home.
(9) 
Dwelling, single-family.
(10) 
Dwelling, two-family.
(11) 
Electric substation.
(12) 
Electric transmission and distribution facilities.
(13) 
Farm.
(14) 
Garage, private.
(15) 
Gardening.
(16) 
Greenhouse (sale).
(17) 
Greenhouse (personal).
(18) 
Halfway house.
(19) 
Junkyard.
(20) 
Kennels.
(21) 
Minerals.
(22) 
Mobile home (house trailer).
(23) 
Mobile home lot.
(24) 
Nursery, horticulture.
(25) 
Recreational facilities, private.
(26) 
Water treatment facility.
(27) 
Sewage treatment facility.

A. 
The following special exceptions may be permitted by the Zoning Hearing Board, following review and comment by the Planning Commission, pursuant to standards and criteria as set forth in this chapter:
(1)

Oil and gas drilling.

A. 
Height regulations shall be 50 feet, excluding silos, windmills, and towers, including cellular transmission.
Unless otherwise specified herein, lot area, lot width and impervious coverage requirements of the following dimensions shall be provided for each structure or use hereafter erected, established or altered for any use permitted within this district:
A. 
Lot area. Minimum lot area: one acre.
B. 
Minimum lot width: 150 feet.
C. 
Coverage regulations.
(1) 
Single-family detached dwellings: 30%.
(2) 
Nonresidential uses: 40%.
(3) 
At least 20% of the lot area shall be maintained in a vegetative cover, except agriculture.
(4) 
Agriculture uses: 100%.
The following setback regulations apply to all uses permitted within this district, unless otherwise specified herein:
A. 
Minimum setback requirements.
(1) 
Front: 50 feet.
(2) 
Rear: 50 feet.
(3) 
Side: each side yard shall be 25 feet.
(4) 
No setbacks for agricultural use.
