The purpose of the Business II District is to designate an area for retail commercial activity to serve the needs of the residents of the Borough on Loder Street, Court Street, Elmira Street, and Pitney Street.
A. 
Permitted uses in the Business II District are as follows:

A. 
The following special exceptions may be permitted by the Zoning Hearing Board, following review and comment by the Planning Commission, pursuant to standards and criteria as set forth herein:

(1) 
Boardinghouse.
A. 
The height of a principal building shall not exceed 35 feet.
Unless otherwise specified herein, lot area, lot width and impervious coverage requirements of the following dimensions shall be provided for each structure or use hereafter erected, established or altered for any use permitted within this district:
A. 
Business uses.
(1) 
Minimum lot area: 20,000 square feet.
(2) 
Minimum lot width: 100 feet.
(3) 
Maximum coverage: 90% of building and parking area.
(4) 
Maximum building height: 35 feet.
(5) 
Maximum land coverage: 90%.
The following setback regulations apply to all uses permitted within this district, unless otherwise specified herein:
A. 
Fifteen feet from the edge of the paved cart path.
B. 
Side: 15 feet on each side.
C. 
Rear: 15 feet from the edge of the paved cart path or adjoining boundary line.
