The purpose of the Residential I District is to designate those areas in the Borough where low-density residential development has taken place and will be encouraged.
A. 
Permitted uses in the Residential I District are as follows:
(1) 
Dwelling, single-family.
(2) 
Dwelling, double-wide trailer/home, permanent.

Dwelling, modular home.

Forestry.

A. 
Permitted accessory uses in the Residential I District are as follows:
(1)

Garden structures.
(3) 
Gardening.

Greenhouse (personal).
(5) 
Sewer pump station.
(6) 
Storage shed.
(7) 
Swimming pool.
(8) 
Gazebo.
(9) 
No-impact home-based business.
(10) 
Accessory uses to the above.
(11) 
Garage/yard sales.

A. 
The following special exceptions may be permitted by the Zoning Hearing Board, following review and comment by the Planning Commission, pursuant to standards and criteria as set forth in Article XV, § 500-105D:
(1) 
Day-care: relative or neighbor home.
(2) 
Day-care: family child day-care home.

Home occupation.
(4) 
Sewer pump station.
(5) 
Child day-care center.

Height regulations shall be 35 feet.

Unless otherwise specified herein, lot area, lot width and impervious coverage requirements of the following dimensions shall be provided for each structure or use hereafter erected, established or altered for any use permitted within this district: 7,500 square feet and fifty-foot minimum lot width at the building setback line.
The following setback regulations apply to all uses permitted within this district, unless otherwise specified herein:
A. 
House: minimum setback of 25 feet and no closer than the average setback of the adjoining residential dwelling.
B. 
Side yard: 10 feet on each side.

C. 
Rear yard: 30 feet, and shall apply to all principal permitted uses.
A. 
The following setback regulations for accessory structures apply to all uses permitted within this district, unless otherwise specified herein:
(1) 
House: minimum setback of 25 feet and no closer than the average setback of the adjoining residential dwelling.
(2) 
Side yard: five feet on each side.
(3) 
Rear yard: five feet, and shall apply to all principal permitted uses.
B. 
At least 20% of the lot area shall be maintained in a vegetative cover.
