Pursuant to N.J.S.A. 40:55D-62, Chapter 291, Laws of N.J. 1975, the Zoning Ordinance of the Township of Denville adopted July 22, 1964, as amended, including every amendment thereof, heretofore passed, is hereby further amended in its entirety so that the same shall read as follows.
In interpreting and applying this Part 4, the provisions hereof shall be held to be minimum requirements adopted for the promotion of the public health, safety, morals and general welfare of the Township. Among other purposes, the provisions of this Part 4 are intended to provide for adequate light, air, open space and convenience of access; to lessen congestion in the streets; to secure safety from fire and other dangers; to avoid undue concentration of population by regulating and limiting the use of land and the height and bulk of buildings wherever erected; to limit and determine the size of yards and other open spaces; to regulate the density of population and to conserve the value of property and encourage the most appropriate use of land throughout the Township.
A. 
It is not intended by this Part 4 to repeal, abrogate, annul or in any way impair or interfere with existing provisions of other laws or ordinances, except those specifically or impliedly repealed by this Part 4, or any private restrictions placed upon property by covenant, deed or other private agreement unless repugnant hereto.
B. 
Where this Part 4 imposed a greater restriction upon the use of buildings or premises or upon the height of buildings or lot coverage, or required greater lot area, or larger yards or other open spaces than are imposed or required by such rules, regulations or permits, or by such private restrictions, the provisions of this Part 4 shall control.
