This zone district is designed for public parks, playgrounds, open space, reservoirs, storm drainage retention or detention ponds, golf courses, country clubs, ball fields, tennis courts, swimming pools, schools, hospitals, government offices, libraries, firehouses, first aid and emergency squads and municipal buildings, not including garages and storage yards, but also permits one-family residences subject to all of the required conditions for the R-1 Residence District as set forth in ยงย 600-206.
Any use other than those listed in ยงย 600-225 shall be prohibited.
Because of the public nature of the uses permitted in this district and the wide range of standards that may be applicable to such uses, no specific minimum requirements are provided. The Planning Board shall review a site plan for all uses proposed in this district, except that the Zoning Officer shall review site plans for existing residential structures that comply with the R-1 bulk standards as referenced in ยงย 600-225. Generally accepted planning standards for particular uses shall be used to ensure proper development, provide adequate circulation and ensure the minimum impact on surrounding development and the environment. Where land in this district is developed for one-family residential use, all of the required conditions of the R-1 Residence District shall apply.
Permitted accessory uses are established as follows:

The installation of wireless telecommunications antennas on existing structures subject to minor site plan approval pursuant to ยงย 600-121 and consistent with visual compatibility requirements of ยงย 600-173 of this chapter.
Permitted conditional uses are established as follows:
A.ย 
Wireless telecommunications towers in compliance with ยงย 600-173A(2), (3) and (4) and ยงย 600-198 of this chapter.
