This district is intended to provide for the continued use and
development of commercial enterprises necessary to providing the Borough
and the surrounding area with essential services as well as to facilitate
apartment-type housing in close proximity to retail stores.

Exception: Provided that when mutual agreement is provided in writing
by the adjoining property owners, no side yard shall be required where
two or more commercial uses adjoin side to side; however, in no case
shall common walls be permitted between properties of separate ownership.
In the case of a series of adjoining structures abutting and paralleling
a public right-of-way, an open and unobstructed passage of at least
20 feet in width shall be provided at grade level at intervals of
not more than 400 feet apart.

Where a commercial or industrial use adjoins a residential district, a buffer yard of at least eight feet in depth shall be incorporated into the setback requirements identified in Article IX for each zoning district. Buffer yards shall be planted and maintained in accordance with § 475-12 of this chapter. Screen planting shall be provided in accordance with § 475-13. A list of suggested plant selection for Lycoming County appears as Appendix 1 of this chapter.[1]
