Within any Nonresidential District listed in this Part no building, structure, lot or land shall be used for other than one or more of the permitted or accessory uses listed in said District except for nonconforming uses and nonconforming buildings in § 27-805.

No building or structure shall be erected to a height in excess of the maximum allowable height in said District, except as provided in supplemental use and building regulations in § 27-801, Subsection 4.

1. 
Where site plan approval is required for a permitted use in nonresidential districts said site plan shall be submitted to the Planning Commission for approval prior to issuing a building permit.
A. 
Business Center Developments and Industrial Parks.
(1) 
The Planning Commission shall investigate and ascertain that the plans for such developments meet the provisions of § 27-802, Subsection 1B and the requirements of § 27-703, Subsection 1C.
B. 
Extractive Industries.
(1) 
Where mining, quarrying and other similar extraction of mineral resources are permitted, the Planning Commission shall investigate and ascertain that the plan meets the provisions of § 27-1008, Subsection 4J.
C. 
All Permitted Uses. The Planning Commission shall determine that the site makes provision, where applicable for the following:
(1) 
Access facilities adequate for the estimated traffic to and from the site so as to assure the public safety and to avoid traffic congestion. Vehicular entrances and exits shall be clearly visible from the street and not within 75 feet of a street intersection.
(2) 
Adequate collection and disposal of stormwater runoff from the site.
(3) 
Truck loading and unloading berths (where applicable) pursuant to the provisions of § 27-803, Subsection 2 will not interfere with traffic circulation nor be detrimental in appearance to the site or its surrounding area.
(4) 
Lighting facilities adequate for the safety of pedestrian and vehicular traffic; however, no additional exterior building illumination, other than specified for signs in § 27-804 shall be permitted.
(5) 
Adjacent to every side and rear lot line abutting a residential district, a protective planting strip shall be required not less than 10 feet nor more than 30 feet in width, situated within any required side or rear yard, designed and laid out with suitable evergreen plant material which will be planted at a minimum height of four feet and will attain and shall be maintained at a height of not less than eight feet so as to provide an effective natural screen between the nonresidential and residential districts. A planting plan specifying type, size and location of existing and proposed plant material shall be required and approved by the Planning Commission prior to issuing a building permit.

Places of amusement, such as bowling lanes, miniature golf courses, theaters or other similar commercial/recreation establishments.

Parks, playgrounds, picnic areas.
K. 
Automobile and other machinery sales with accessory service facilities, excluding outdoor storage of motor vehicles and machinery for sale.
L. 
Hotel, motel served by centralized or public water supply and centralized or public sewage disposal system.
M. 
Business center development served by centralized or public water supply and centralized or public sewage disposal system.
N. 
Funeral homes.
2. 
Accessory Uses.
A. 
Customary accessory uses and structures.
B. 
Private garage, off-street parking area pursuant to the provisions of Part 8.
C. 
Signs, pursuant to provisions of § 27-804.
3. 
Special Exception Uses. The following uses are permissible subject to Zoning Hearing Board approval pursuant to §§ 27-703, 27-806 and 27-908.
A. 
Home professional office, home occupation as defined in § 27-302.
B. 
One dwelling unit for each separate commercial use in a commercial building.
C. 
Filling station.
D. 
Automobile and machinery repair shops.
E. 
Car washing station, public garage, parking garage.
F. 
Community center building, public library, municipal building or other similar public building.
G. 
Art gallery, museum.
H. 
Bus passenger station.
I. 
Hospital, convalescent home or other similar use.

Arena or stadium.

1. 
Permitted Uses.
A. 
Nonnuisance industry, industrial park.
B. 
Manufacturing, compounding, processing, packaging and/or treatment of products such as bakery goods, candy, confections, dairy products, cosmetics, musical instruments, toys and novelties, clocks and jewelry, optical products, electronic devices and scientific and precision instruments.
C. 
Manufacturing, compounding, processing, packaging and/or treatment of products such as automotive parts and machinery, building materials, hardware, tool and metal components, dry cleaning and dyeing, clothing, paper, cardboard and metal containers and cloth, wire, wood, glass and other similar items.
D. 
Office, office building including headquarters for industrial plants, medical and dental clinics, professional offices, insurance and real estate offices.
E. 
Research institute, laboratory.
F. 
Wholesale establishment, distribution station, storage building pursuant to the provisions of § 27-803.
G. 
Building material sales and storage yard pursuant to the provisions of § 27-803.
H. 
Printing, publishing, lithography, bookbinding and/or kindred arts.

Barns, animal shelters and feed yards provided they shall not be located closer than 300 feet from any dwelling (except the dwelling of the owner or lessee) or closer than 300 feet from industry or other uses permitted in this District.

Special Exception Uses. The following uses are permissible subject to the Zoning Hearing Board approval pursuant to §§ 27-703, 27-806 and 27-908.
A. 
Municipal building, police or fire station.
B. 
Filling station, public garage, car washing station, bus passenger station.
C. 
Restaurant, hotel, motel.
D. 
Industries which are normally considered to create nuisances, but through the application of advanced technology are able to provide sufficient evidence that the industry in question will not be detrimental to the environment in which it is located by reason of the emission of smoke, noise, odor, dust, vibration or excessive light, beyond the limits of its lot.
E. 
Terminal, storage or transfer facilities for trucking, bussing or railroad operations.
F. 
Sewage disposal site.

4. 
Conditional Uses. The following uses are permitted where approved by the Board of Supervisors as conditional uses in accordance with the terms of this chapter, including but not limited to § 27-1010:
