A.
RR - Rural Residential District. This district is intended to preserve
the rural character of the Village outskirts while providing differing
types of residential usage and selected business uses.
B.
R-1 - Single- and Two-Family Residential District. This district
is intended to preserve the low-density residential character of the
Village while providing the possibilities for differing types of residential
usage.
C.
R-2 - Multiple-Family Residential District. This district is intended
to provide medium-density residential areas allowing multiple-family
residential structures.
D.
CR - Conservation-Recreation District. This district is intended
to protect the public health by restricting development in areas subject
to frequent or periodic floods and to conserve the natural land and
scenic areas generally along the major stream networks of the Village.
E.
C - Community Business District. This district is intended to provide
development in line with the consumer needs of the Village and its
service area while preserving the existing commercial area.
F.
I - Industrial District.

This district is established to provide for storage and manufacturing
uses compatible with the needs and character of the Village.
(2)
Natural-gas-fired electrical generating facility ("power plant")
usage is an allowable use in the Industrial District if and only if
the property owners and the Village of Sidney have, prior to the annexation
of the subject property, executed an annexation agreement providing
for the terms and conditions of such power plant usage, and then such
usage is allowable only in conformance with the terms of such annexation
agreement.

G.
Notwithstanding
otherwise, steel boxes consisting of or similar to shipping containers,
steel containers and/or conex containers shall not be permitted to
be stored, erected, and/or located on property located within a residential
zoning district.
