A. 
A lot entirely located within a M-C Manufacturing Commercial Zone shall be permitted to add a permitted use permitted by this section within a building existing on January 1, 2015; provided, however, the minimum lot size required for the lot shall be the total of the minimum lot size required for each existing principal uses(s) on the lot plus two acres for each permitted use added. Each permitted use permitted to be added by this subsection must comply with all other applicable zoning requirements. Further, each permitted use added shall be served by and connected to a public sanitary sewer system and a public water supply.

A. 
Permitted uses. Permitted use via underlying zoning district in accordance with requirements of underlying zoning district and all other applicable zoning requirements together with accessory use via underlying zoning district in accordance with requirements of underlying zoning district and all other applicable zoning requirements:
(1) 
Mixed use. Dimensional requirements for mixed use are as follows:
(a) 
Minimum lot size. The minimum lot size shall be no less than the existing lot size on the date this section is effective.
(b) 
Maximum lot coverage. The maximum lot coverage shall be the amount of lot coverage for the existing lot on the date this section is effective or 50%, whichever is greater.
(c) 
Maximum height. Maximum height shall be 50 feet.
(d) 
Minimum lot width. The minimum lot width shall be the lot width of the existing lot on the date this section is effective or 45 feet, whichever is less.
(e) 
Front lot line. The front lot line distance shall be the distance of the existing front lot line for the existing buildings on the date this section is effective or 10 feet, whichever is less.
(f) 
Rear lot line. The rear lot line distance shall be the distance of the existing rear lot line for the existing buildings on the date this section is effective or 10 feet, whichever is less.
(g) 
Side lot line. The side lot line distance shall be the distance of the existing side lot line for the existing buildings on the date this section is effective or five feet, whichever is less.
B.
