A. 
In expansion of the declaration of legislative intent found in Article I of this chapter and the statement of community development objectives found in Article I, the intent of this article, among others, is as follows:
(1) 
Promote the maintenance, stability, continued viability and enhanced value of the Township's residential neighborhoods.
(2) 
Ensure new residential infill development and redevelopment is in character with existing neighborhoods.
(3) 
Accommodate a variety of housing types.
A building may be erected or used and a lot may be used or occupied for any of the following purposes and no other, subject to the guidelines herein:
A. 
Use F-5: Outdoor Recreation.
B. 
Use F-7: Public Grounds.
C. 
Use G-3: Duplex Unit (Two-Family Semi-Detached Dwelling).
D. 
Use G-6: Single-Family Detached Dwelling.
E. 
Use G-7: Townhouse Dwelling Unit (Single-Family Attached), row house or townhouse.
F. 
Use G-8: Twin Houses (Single-Family Semidetached).
G. 
The following accessory uses on the same lot which are subordinate and customarily incidental to any of the above permitted uses and as provided for in Article IV herein:
(1) 
Use A-1: Residential Accessory Structure.
(2) 
Use A-3: Recreational Vehicles.
(3) 
Use A-5: Antenna Systems.
(4) 
Use A-6: Fences and Walls.
(5) 
Use A-7: Home Occupation.
(6) 
Use A-9: Swimming Pool.
(7) 
Use A-10: Tennis/Sport Courts.
(8) 
Use A-13: No-Impact Home-Based Business.

A. 
Garages shall satisfy one of the following design options, as illustrated below:
(1) 
The garage is front entry and is set back 10 feet from the front facade of the primary structure.
(2) 
The garage is side entry, so garage doors are perpendicular to the street on which the house faces.
(3) 
The garage is located behind the rear facade of the house. In such case, the garage may be detached from or attached to the house.
(4) 
The garage is rear entry, so that garage doors are on the opposite side of the house from the front facade. In such case, a garage would typically be accessed by an alley.
A. 
Parking requirements.
(1) 
For end units, garages shall either be located behind the unit or be side entry.
(2) 
Off-street unenclosed parking for all units shall be located to the rear of the units.
B. 
Number of units.
(1) 
The maximum number of dwelling units per building row shall be six.
C. 
Utilities shall be placed underground or be within the rear yards.
D. 
Building separation.
(1) 
There shall be a sixty-foot separation between groups of buildings.
E. 
Building length.
(1) 
The maximum building length shall be 160 feet.
F. 
Open space requirement.
(1) 
Developments of two buildings or more shall provide open space of at least 20% of the gross tract area.
(2) 
Open space may consist of a park, active recreation facilities, passive open space, and other similar types of open space.
(3) 
No portion of any building lot, road right-of-way area, parking medians or islands shall be used for meeting the minimum required amount of total open space.
(4) 
No more than 10% of the allotted open space shall contain stormwater management facilities.
