A building may be erected or used and a lot may be used or occupied

Garages shall satisfy one of the following design options, as illustrated
below:
(1)Â
The garage is front entry and is set back 10 feet from the front
facade of the primary structure.
(2)Â
The garage is side entry, so garage doors are perpendicular
to the street on which the house faces.
(3)Â
The garage is located behind the rear facade of the house. In
such case, the garage may be detached from or attached to the house.
(4)Â
The garage is rear entry, so that garage doors are on the opposite
side of the house from the front facade. In such case, a garage would
typically be accessed by an alley.

Utilities shall be placed underground or be within the rear yards.

Open space requirement.
(1)Â
Developments of two buildings or more shall provide open space
of at least 20% of the gross tract area.
(2)Â
Open space may consist of a park, active recreation facilities,
passive open space, and other similar types of open space.
(3)Â
No portion of any building lot, road right-of-way area, or parking
medians or islands shall be used for meeting the minimum required
amount of total open space.
(4)Â
No more than 10% of the allotted open space shall contain stormwater
management facilities.
A.Â
The Township Zoning Hearing Board may authorize as a special exception
the conversion of any dwelling in R4 Residential Districts at the
effective date of this chapter on a designated lot into a dwelling
for a greater number of families than is permitted by the district
regulations therein, but not more than a total of three families per
lot, subject to the following requirements:
(1)Â
The lot area per family shall not be reduced to less than 2,000
square feet.
(2)Â
The yard, building area and other applicable requirements for
the district shall not be reduced.
(3)Â
No major structural alteration of the building exterior shall
be made except as may be necessary for purposes of sanitation and
safety.
(4)Â
Such conversion shall be authorized only for a building which
has little economic value or usefulness as a single-family dwelling
or other conforming use.
