Open channels are allowed on rear or side property lines. The defined channel shall be sized to carry a four percent (4%) probability flood. The channel plus flood zone shall be sized to contain a one percent (1%) probability flood. The two percent (2%) probability flood zone shall be shown on the plans. Building setback shall be provided such that no building is within the one percent (1%) probability flood zone, or within thirty (30) feet of the two percent (2%) probability flood zone.

Enclosed drainage facilities are required within right of way of all streets, and to the front building line where drainage is carried between buildings. Where drainage is to be enclosed on side or rear property lines, the enclosed system is designed for less than one percent (1%) flood, a surface swale shall be provided to carry excess water up to the one percent (1%) flood quantity. Where enclosed systems discharge to an unlined open channel, energy dissipation is required.

Easement requirements for a storm sewer are seven and fifty hundredths (7.50) feet on both sides of the centerline of the pipe. Easement requirements for a storm culvert are five (5) feet to each side of the outside dimension of the culvert. Easement requirements for an open channel shall be the one percent (1%) probability flood zone, or ten (10) feet from the top of channel where the one percent (1%) flood is contained within a channel. Easement requirements for detention facilities shall be the area of the facility plus ten (10) feet all around and shall include a fifteen foot access easement. All detention facilities shall be dedicated to the City.
