The University District Overlay is intended to promote the growth of the university and other educationally related uses in the area within its boundaries and continue the reinvestment into the area from private and public development to provide for usage of land that is compatible with and conducive to the growth of such uses.
Within the University District Overlay, in addition to the principal uses permitted within each underlying zoning district, a broad range of additional university and educationally related and ancillary or supportive principal uses are permitted in the portions of each of the following zoning districts located within the University District Overlay, including, but not limited to:
A. 
Within the Highway Commercial HWC District:
(1) 
Hardware store.
(2) 
Public art galleries.
(3) 
Restaurants, including dancing/entertainment.
(4) 
Studios for arts, ceramic, and similar artistic activities.
(5) 
Drugstores.
(6) 
Museums.
(7) 
Specialty retail.
(8) 
Research laboratories.
(9) 
Educational institution facilities, including academic (classroom, academic and business office, athletic and recreational facilities and other customary facilities required to support an educational institution).
(10) 
Housing/residential life for student and faculty.
B. 
Within the Neighborhood Commercial NC-1 Zoning District:
(1) 
Medical clinic.
(2) 
Publishing offices.
(3) 
Executive offices for governmental uses.
(4) 
Medical laboratories and medical clinics.
(5) 
Social and civic associations meeting places.
(6) 
Research laboratories.
(7) 
Specialty retail.
(8) 
Educational institution facilities, including academic (classroom, academic and business office, athletic and recreational facilities and other customary facilities required to support an educational institution).
(9) 
Housing/residential life for student and faculty.
C. 
Within the Neighborhood Commercial NC-2 District:
(1) 
Medical clinic.
(2) 
Publishing offices.
(3) 
Executive offices for governmental uses.
(4) 
Medical laboratories and medical clinics.
(5) 
Health clubs.
(6) 
Social and civic associations meeting places.
(7) 
Specialty retail.
(8) 
Research laboratories.
(9) 
Educational institution facilities, including academic (classroom, academic and business office, athletic and recreational facilities and other customary facilities required to support an educational institution).
(10) 
Housing/residential life for student and faculty.
The bulk, space and yard controls applicable to development in the University District Overlay shall be the bulk, space and yard controls for the underlying zoning districts as set forth in Schedule II at the end of this chapter.
Accessory uses and structures required for the principal use are permitted within the University District Overlay, subject to the provisions of § 163-68 of this chapter.
A. 
Signs are permitted in the University District Overlay, subject to compliance with the Commercial District provisions set forth in § 163-71 of this chapter.
B. 
University District identification signs shall be permitted throughout the University District Overlay both on public and private property, whether or not that property contains a university or educationally related use, and in public rights-of-way at such locations and in sufficient numbers to promote the identity and educational facilities and organizations within the University District Overlay, and to be shown on a master University District identification sign plan to be approved by the City of Atlantic City Planning Board.
All development shall comply with the applicable performance standards set forth in § 163-73 of this chapter.
