Sheldrake Shores Planned Unit Development District, to be known also as "Planned Unit Development District No. 2," is hereby established in accordance with Article XV, Planned Unit Development Districts, of this Chapter 310.
In Planned Unit Development District No. 2, no building or other structure or land shall be used for any purpose other than:
A. 
One-family dwellings.
B. 
Recreational facilities for use of residents and guests of Sheldrake Shores, Inc.
C. 
Other uses as provided.
The area, yard and height restrictions upon buildings within the Planned Unit Development District created under this article are as follows:
A. 
Area per dwelling unit and lot dimensions.
(1) 
For a one-family dwelling, the minimum land area shall be 7,500 square feet, and a minimum frontage of the lot shall be 30 feet, except for the building lots located on the lake, where the minimum frontage shall be 60 feet, except Lot No. 133 in said development shall be 30 feet.
(2) 
The minimum floor area for a one-family dwelling shall be 800 square feet, excluding any basement.
B. 
Front yards. No building or part of building other than an open porch, steps and eaves and cornices and similar fixtures shall extend nearer to the side lines of a street or road than 25 feet.
C. 
Rear yards. There shall be a rear yard with a depth of not less than 25 feet. When a building or property extends through a block from street to street, the front yard requirements shall be observed on both streets.
D. 
Side yards. For a one-family residence, there shall be two side yards with a minimum of 12 feet for each such side yard.
E. 
Corner lots. In the case of a corner lot, there shall be two front yards of 25 feet; one side/rear yard of 25 feet and one side/yard of 12 feet.
F. 
Height. No dwelling shall exceed two stories or 35 feet in height.
G. 
Private garages and other accessory buildings. Private garages and other accessory buildings may be attached or detached to the main building but shall comply with the perimeter restrictions of the premises.
