The purpose of this district is to provide for limited commercial use in locations easily accessible to the residents of the Township; to provide opportunities for higher density housing and specialized group living arrangements; and to provide for accessory uses and compatible supporting uses as conditional uses or uses by special exception.
In the B-1, Local Commercial District, only the following uses are authorized:
Antiques, interior decorating.
Art, book, stationery store.
Art, music or photography studios.
Automobile service station.
Bakery shop, including processing primarily for on-site sale.
Business or professional offices.
Candy or ice cream store, including processing primarily for on-site sale.
Card and gift shop.
Dry cleaning pick-up store.
Florist shop, excluding greenhouse.
Forestry, subject to § 1511.
Medical offices, medical clinic.
Public utility building or structure.
Retail business, but not including those specifically listed as permitted uses in the B-2 District.
Sale of hobby supplies.
Video store, excluding adult video store.
Drive-through facilities, subject to § 1506.
Fences, subject to § 1503.
No-impact home-based business or home occupation.
Off-street parking and loading, subject to Article XVI.
Other accessory uses customarily incidental to and on the same lot with any permitted use, conditional use or use by special exception authorized in this District.
Signs, subject to Article XVII.
Temporary construction trailer or sales office, subject to § 1507.
Car wash, subject to § 1403.6.
Commercial indoor recreation, subject to § 1403.9.
Commercial outdoor recreation, subject to § 1403.9.
Eating and drinking establishments, subject to § 1403.15.
Fire and emergency medical facilities, subject to § 1403.8.
Mid-rise or high-rise apartments, subject to § 1403.30.
Mini-warehouse or self storage facility, subject to § 1403.32.
Oil and gas drilling, subject to § 1403.36.
Private club, subject to § 1403.39.
Vehicle repair garages, subject to § 1403.49.
Uses by Special Exception.
Comparable uses not specifically listed, subject to § 1403.12.
Group care facility, subject to § 1403.21.
Nursing home, subject to § 1403.24.
Personal care boarding home, subject to § 1403.21.
Temporary use or structure, other than a construction trailer or sales office, subject to § 1403.45.
Transitional dwelling, subject to § 1403.21.
In the B-1, Local Commercial District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article XIV.
Minimum lot area: 20,000 square feet.
Minimum lot width: 100 feet.
Maximum impervious surface coverage: 65%.
Minimum front yard: 50 feet.
