The CM, or Major Commercial Zoning District, occurs in that area of the township bounded by the Atlantic City Expressway, the Williamstown-New Freedom Road (County Route 536), the Sicklerville Road (County Route 705), Four-Mile Branch Road, and Powell Drive as designated in the Master Plan for the Non-Pinelands Area of the township.
This District is intended for the development of shopping facilities and service and professional offices at a scale similar to a subregional commercial center.
Within the CM District, land may be used and buildings or structures may be used, altered or erected for the following uses:
A. 
General office buildings for use by businesses, professional personnel, governmental agencies, utility companies or similar uses.
B. 
Research facilities.
C. 
Hospital or related health care facilities.
D. 
Motels or hotels and related facilities such as restaurants, conference rooms, swimming pools.
E. 
Retail or personal service establishments, including, though not necessarily limited to, the following:
(1) 
Art galleries and sales shops.
(2) 
Automobile dealerships.

Appliance sales and repair stores.
(4) 
Banks and other fiduciary institutions.
(5) 
Bakeries.
(6) 
Barbershops and beauty parlors.
(7) 
Clothing stores.

Dry cleaners and laundries.
(10) 
Dry goods and variety stores.
(11) 
Drugstores.
(12) 
Florists.
(13) 
Funeral homes.
(14) 
Furniture stores.
(15) 
Garden supply stores.
(16) 
Grocery and food stores including supermarkets.
(17) 
Government offices servicing the public such as post offices.
(18) 
Hardware stores.
(19) 
Indoor theater and other recreational facilities.
(20) 
Libraries.
(21) 
Lumber and building supply stores.
(22) 
Mortuaries.
(23) 
Museums.
(24) 
Newspapers and other printing offices.
(25) 
Pet stores.
(26) 
Photographic supply sales and service.
(27) 
Professional business, such as lawyers, doctors and engineer's offices.
(28) 
Restaurants, including fast-food drive-ins and restaurant establishments where alcoholic beverages are sold or consumed and catering facilities.

Stationery and office supply stores.
(30) 
Shoe sales and repair services.
(31) 
Sporting goods stores.
(32) 
Liquor stores.

F. 
Regional shopping centers housing any of the above facilities.
G. 
Gasoline filling stations and garages in accordance with the standards for automobile garages, repair or service stations under § 294-108 and in accordance with the standards for the protection of water quality under § 294-138 of this chapter.

Day care centers or pre-schools with fenced in outdoor play areas.

Pawnshops, pawnbrokers and secondhand dealers.

Accessory uses incidental to any of the foregoing uses.

Alternative treatment center dispensaries, vertical alternative treatment center facilities (dispensary/cultivation and manufacturing) and stand-alone cultivation, manufacturing and/or testing facilities, as authorized by Ordinance No. 2019-024.

Area, yard and bulk requirements shall meet those requirements listed under Schedule 3, Area, Yard, and Bulk Requirements for Nonresidential Uses, found as an attachment to this chapter.

All development proposed within the CM District shall conform with all applicable standards under Article XVI of this chapter.
