Editor's Note: Former Article IX Planned Community Districts and containing Ordinance Nos. O-12-75, O-24-87 and O-6-88 was deleted and replaced as Article IX Planned Community A District and Article IX-A Planned Community B by Ordinance No. O-2016-019.
The PC-A, or Planned Community-A Residential District, exists in a portion of the Township located along Cross Keys Road and consists of the portion of the area previously designated as PC, Planned Community District, which encompasses the properties located within the age-restricted residential development now and/or formerly known as "Braddock Preserve." The purpose of the PC-A District is to provide for the permitted uses, bulk standards and other regulations governing the District to conform to the existing conditions at the time of creation of the District.
Within the PC-A District, land may be used and buildings or structures may be used, altered or erected for the following uses:
A. 
Single-family age restricted, detached dwellings.
B. 
Recreation facilities, low-intensive or intensive.
C. 
Public facilities, including roads, utilities and emergency services such as a rescue squad station and fire station.
D. 
Model homes or sales offices may be allowed temporarily during the period necessary to show and sell new homes within that subdivision.
E. 
Accessory uses such as a professional office, studio, or home occupation within or attached to the main dwelling unit and other uses incidental to any of the permitted uses listed in this Article.
A. 
Residential dwelling units proposed for development within the PC-A District shall be subject to the following requirements, also summarized as part of Schedule 1, Area Yard and Bulk Requirements for Residential Uses in the Non-Pinelands Area of Winslow Township, found as an attachment to this chapter:
(1) 
Minimum lot area: five thousand (5,000) square feet.
(2) 
Minimum lot width: fifty (50) feet at building line.
(3) 
Minimum yard setbacks:
(a) 
Principal buildings.

Front yard: twenty (20) feet.
[2] 
Side yard (times 2): seven and a half (7.5) feet.
[3] 
Rear yard: fifteen (15) feet.
(b) 
Accessory buildings.
[1] 
Front yard: Accessory buildings are prohibited in the front yard.
[2] 
Side yard (times 2): five (5) feet.
[3] 
Rear yard: five (5) feet.
(4) 
Maximum percent of lot coverage by buildings: fifty percent (50%).
(5) 
Maximum building height: thirty-five (35) feet.
B. 
Non-residential uses proposed for development within the PC-A District shall be subject to the Area, Yard and Bulk Requirements for Nonresidential Uses in the Non-Pinelands Area of Winslow Township summarized on Schedule 3, found as an attachment to this chapter.
All development proposed within the PC-A District shall conform with all applicable standards under Article XVI of this chapter.
Open space shall be owned and maintained in accordance with § 294-125 of Article XVI of this chapter.
