The RC, Recreation-Conservation District corresponds with those lands in the township designated in the Master Plan for the Non-Pinelands Area as recreation-conservation areas. Many of these areas are considered to be environmentally sensitive because they are subject to flooding or wetlands, and/or are proximate to a stream or water course. The purpose of the zoning regulations governing this district are to ensure the long-term integrity of these lands, protecting them from random and uncontrolled development.
A. 
Within the RC District, land may be used and buildings or structures may be used, altered or erected for the following uses:
(1) 
Single-family, detached dwellings on individual upland lots no less than three and two-tenths (3.2) acres.
(2) 
Clustered residential development in accordance with Article XIV.
(3) 
Agriculture.
(4) 
Forestry.
(5) 
Low intensive or passive recreational activities such as hunting, fishing, and wildlife management.
(6) 
Campgrounds not to exceed six (6) campsites per gross acre, provided that the campsites may be clustered at a net density not to exceed ten (10) campsites per acre.
(7) 
Nature trails.
(8) 
Public facilities including roads, utilities, etc.
(9) 
Institutional uses, such as office for wildlife management.
(10) 
Fire towers.
(11) 
Accessory uses incidental to any of the foregoing uses.
A. 
Residential dwelling units proposed for development within the RC District shall be subject to the Area, Yard and Bulk Requirements summarized on Schedule 2, found as an attachment to this chapter.
B. 
Nonresidential uses proposed for development within the RC District shall be subject to Area, Yard and Bulk Requirements for Nonresidential Uses, summarized on Schedule 3, found as an attachment to this chapter.
All development proposed within the RC District shall conform with all applicable standards under Article XVI of this chapter.
