The PC-3, or Pinelands Village Minor Commercial Zoning District, occurs at selected locations in those areas of the township designated in the Pinelands Comprehensive Management Plan as Pinelands Villages. These locations are adjacent to a public road or intersection of roads where retail or convenience shopping facilities would be suitable. Minor commercial uses are designed to meet the convenience shopping and service needs of the nearby population.
A. 
Within the PC-3 District, land may be used and buildings or structures may be used, altered or erected for the following uses:
(1) 
Automobile dealerships.
(2) 
Appliance sales and repair stores.
(3) 
Banks and other fiduciary institutions.
(4) 
Bakeries.
(5) 
Barbershops and beauty parlors.
(6) 
Clothing stores.
(7) 
Dry cleaners and laundries.
(8) 
Dry goods and variety stores.
(9) 
Drugstores.
(10) 
Florists.
(11) 
Furniture stores.
(12) 
Garden supply stores.
(13) 
Grocery and food stores.
(14) 
Hardware stores.
(15) 
Lumber and building supply stores.
(16) 
Pet stores.
(17) 
Photographic supply sales and services.
(18) 
Restaurants, including fast-food drive-ins and restaurant establishments where alcoholic beverages are sold or consumed.
(19) 
Stationery and office supply stores.
(20) 
Shoe sales and repair services.
(21) 
Office buildings.
B. 
Gasoline filling stations and garages in accordance with the standards for garages and filling stations under Section 294-102 of the Zoning Ordinance of the Township of Winslow and in accordance with the standards for the protection of water quality under Article XV of this chapter.
C. 
Public service infrastructure.
D. 
Accessory uses incidental to any of the foregoing uses, such as incidental storage facilities, required off-street parking, loading and unloading facilities.
A. 
Within the PC-3 District, area, yard and bulk requirements shall meet those requirements listed under Schedule 3, Area, Yard and Bulk Requirements for Nonresidential Uses, found as an attachment to this chapter.
B. 
Notwithstanding this requirement, however, no such minimum lot area for any use in the PC-3 District shall be less than that needed to meet the water quality standards of Section 296-83 of this chapter.
A. 
All parking shall be located to the rear of any office buildings on any lot.
B. 
All loading areas shall be screened to limit visibility.
All development proposed within the PC-3 District shall conform with all applicable standards under Article XV of this chapter.
