The following regulations shall apply to all R 2 Districts.

Principal uses and buildings permitted shall be:
A. 
Single-family dwellings.
B. 
Public and parochial schools and colleges for academic instruction.
C. 
Public recreational and community center buildings and grounds.
D. 
Public libraries and museums.
E. 
Parks and playgrounds.
F. 
Private, nonprofit recreational and community buildings, clubs, swimming pools and activities of a quasi public, social, fraternal or recreational character, such as golf and tennis clubs, camps, veterans or fraternal organizations which are not of a commercial character.
G. 
Buildings used exclusively by the federal, state, county or local municipal government for public purposes
H. 
All agricultural activities and farm related uses of land which meet the definition in the New Jersey Farmland Assessment Act.
I. 
Places of assembly and parsonages.
J. 
Nursery Schools.
K. 
Family Day Care Home.

Principal uses and buildings permitted subject to a conditional use permit by the Planning Board:
A. 
Planned Residential Cluster Development
1. 
Minimum Tract Area: fifteen (15) acres.
2. 
Maximum Density: one dwelling unit per twenty thousand (20,000) square feet. Maximum density shall be the same as in a conventional R-2 subdivision. The applicant shall submit a sketch of a feasible conventional subdivision to establish the allowable number of developable lots within the cluster subdivision.

Developable lots shall be located to minimize impact of adjacent [environmental] nuisances, such as highway noise or glare. The applicant shall demonstrate that adjacent [environmental] nuisances are mitigated [to levels specified in the Township's performance standards (T.C. 228-216) at each developable lot's property line].
4. 
Common Open Space: twenty-five (25) percent of the site with a minimum of five (5) contiguous acres.
5. 
Minimum Lot Size: fifteen (15,000) square feet.
6. 
Minimum Lot Width: one hundred (100) feet.
7. 
Minimum Front Yard Setback: thirty-five (35) feet for principal or accessory buildings.
8. 
Minimum Side Yard Setback: one side: 10 feet; two sides: twenty-five (25) feet.
9. 
Minimum Rear Yard Setback: 20 feet.
10. 
Minimum Accessory Building Side or Rear Setback: 10 feet.
11. 
Maximum Height: 2-1/2 stories or 35 feet measured from grade.
12. 
Lot areas may be reduced as indicated provided that the land which would otherwise be required for house lots, but which is not so used under the permitted lot size reduction provisions of this section, shall be devoted instead to open space, and further provided that the average lot area shall not be less than the minimum lot area otherwise required in the Zoning District referred to in this section.

Accessory uses, structures and buildings permitted shall be:
A. 
Home occupations as defined in § 223-3A of this chapter.
B. 
Private garages as defined in § 228-3A of this chapter; provided, however, that the garage shall be for not more than three private cars or two private cars and one commercial vehicle that is no greater than 20 feet in length, 7 feet in width or 8 feet in height, as defined in § 228-224C.

Prohibited uses and buildings shall be:
A. 
Any uses and buildings not listed in §§ 228-17, 228-17.1 and 228-18 above.

Minimum Rear Yard Setback: forty (40) feet.
G. 
Minimum Accessory Building Side or Rear Setback: fifteen (15) feet.
H. 
Maximum Height: thirty-five (35) feet.
I. 
Building Coverage: twenty-five (25%) percent.
