Township of East Brunswick, NJ Article VI Regulations for the R-4 General Residence District

§ 228-34 Applicability of provisions of Article.

The following regulations shall apply to all R-4 Districts.

§ 228-35 Permitted uses.

Principal uses and buildings permitted shall be:

A. Single-family dwellings.

B. Places of assembly and parsonages.

C. Public and parochial schools and colleges and private schools and colleges for academic instruction.

D. Public recreational and community center buildings and grounds.

E. Public libraries and museums.

F. Parks and playgrounds.

G. Buildings used exclusively by the federal, state, county or local municipal government for public purposes, but not including workshops, warehouses or storage yards.

H. Private, non profit recreational and community buildings, clubs, swimming pools and activities of a quasi public, social, fraternal or recreational character, such as golf and tennis clubs, camps, veteran or fraternal organizations which are not of a commercial character.

I. Nursery Schools.

J. Family Day Care Home.

§ 228-36 Permitted accessory uses.

Accessory uses, structures and buildings permitted shall be:

A. Home occupations as defined in § 228-3A of this chapter.

B. Private garages as defined in § 228-3A of this chapter; provided, however, that the garage shall be for not more than three private cars or two private cars and one commercial vehicle that is no greater than 20 feet in length, 7 feet in width or 8 feet in height, as defined in § 228-224C.

§ 228-37 Prohibited uses.

Prohibited uses and buildings shall be:

A. Any uses and buildings not listed in §§ 228-35, 228-35.1 and 228-36 above.

B. Professional occupations.

C. Parking of trucks or other commercial vehicles and trailers as restricted in § 228-224C.

D. Mechanical amusement devices and mechanical amusement facilities.

E. Sex clubs and massage parlors.

F. Newspaper Vending Machines.

G. Limousine or livery service.

H. Storage yard for wreckers and damaged or disabled vehicles associated with a wrecker operation.

§ 228-39 Density, area and yard requirements.

Every lot in an R-4 District shall comply with the following requirements:

A. Density: one dwelling unit per ten thousand (10,000) square feet.

B. Minimum Lot Width: seventy-five (75) feet for single family dwellings and public utility uses. One hundred fifty (150) feet for lots for all other permitted uses.

C. Minimum Lot Area: ten thousand (10,000) square feet for single family dwellings and public utility uses. One (1) acre for lots for all permitted uses. Corner lots: eleven thousand (11,000) square feet for residential uses.

D. Minimum Front Yard Setback: Thirty (30) feet.

E. Minimum Side Yard Setback: one side: 10 feet; two sides: 20 feet.

F. Minimum Rear Yard Setback: 20 feet.

G. Minimum Accessory Building Side or Rear Setback: 10 feet.

H. Maximum Height: thirty-five (35) feet.

I. Building Coverage: twenty-five (25%) percent.
