In the R-2 Residential District, the following regulations shall apply.
A building may be erected, altered or used, and a lot may be occupied or used, in whole or part, for any of the following uses and no other, provided that such uses comply with the district regulations below, and all other applicable sections of this Ordinance.
A.

Use C-3. Conservation/Recreation.

Use G-3. Single Family Detached Dwelling.
3. 
Use G-4. Single-Family Semi-Detached Dwelling (Twin).
4. 
Use G-5. Two-Family Detached Dwelling (Duplex).

The following accessory uses on the same lot which are with and customarily incidental to any of the above permitted uses and as provided for in Article III herein:
a. 
Use A-1. Accessory Dwelling Unit, permitted only by Special Exception.
b. 
Use A-2. Residential Accessory Structure.
c. 
Use A-5. Commercial Vehicles.
d. 
Use A-7. Fences and Walls.
e. 
Use A-8. Greenhouse, Agricultural.
f. 
Use A-9. Home Child Day Care Facilities.
g. 
Use A-10. Home Occupation.
h. 
Use A-11. Livestock.
i. 
Use A-12. No-Impact Home-Based Business.
j. 
Use A-13. Outdoor Storage and Waste Disposal.
k. 
Use A-14. Recreational Vehicles.
l. 
Use A-15. Roadside Stand.
m. 
Use A-16. Swimming Pool.
n. 
Use A-17. Tennis/Sports Court.
o. 
Use A-18. Fowl/Poultry.
p. 
Use A-19. Recreational Sporting Vehicle.
A. 
The following dimensional requirements shall apply:
Residential Use Dimensional Requirements
Minimum Lot Area
Single-Family Detached: 9,000 square feet
Single-Family Semidetached (Twin): 5,250 square feet
Two-family Detached (Duplex): 10,500 square feet
Minimum Lot Width
Single-Family detached and Two-Family Detached: 50 feet
Single-Family Semidetached: 30 feet
Setbacks
Minimum setbacks required for principal structures. See Article XX: Supplementary Regulations, for allowed projections into setbacks and Article III: Use Regulations, for applicable minimum setbacks for accessory structures.
Front
20 feet or the average of the two closest adjacent structures; setback applies to all street frontages of corner lots
Sides
Aggregate 15 feet; neither side shall be set back less than 6 feet
Rear
25 feet
Garage
Shall meet one of the four garage configurations in applicable Use Regulations.
Maximum Building Coverage

Maximum Impervious Coverage

Maximum Building Height
3 stories or 35 feet
