In the TH Townhouse District, the following regulations shall
apply.
A building may be erected, altered or used, and a lot may be
occupied or used, in whole or part, for any of the following uses
and no other, provided that such uses comply with the district regulations
below, and all other applicable sections of this Ordinance.
A.
Uses Permitted By-Right.
1.
Use C-3. Conservation/Recreation.
2.
Use G-2. Single-Family Attached Dwelling.
3.
Use G-3. Single Family Detached Dwelling, provided all dimensional standards of § 176-602 are satisfied.
4.
The following accessory uses on the same lot which are with and customarily incidental to any of the above permitted uses and as provided for in Article III herein:
a.
Use A-1. Accessory Dwelling Unit, permitted only by Special
Exception.
b.
Use A-2. Residential Accessory Structure.
c.
Use A-5. Commercial Vehicles.
d.
Use A-7. Fences and Walls.
e.
Use A-8. Greenhouse, Agricultural.
f.
Use A-9. Home Child Day Care Facilities.
g.
Use A-10. Home Occupation.
h.
Use A-12. No-Impact Home-Based Business.
i.
Use A-13. Outdoor Storage and Waste Disposal.
j.
Use A-15. Roadside Stand.
k.
Use A-16. Swimming Pool.
l.
Use A-17. Tennis/Sports Court.
m.
Use A-19. Recreational Sporting Vehicle.
A.

B.
Additional Setback and Spacing Requirements.
1.
Easements or right-of-way for pedestrian or vehicular circulation
or utility transmission lines above or underground shall not be included
within the minimum distances established for yards.
2.
The minimum building setback from the ultimate right-of-way of an
existing street shall be 50 feet.
3.
The minimum building setback from a zoning district boundary line
shall be 50 feet.
4.
The minimum spacing between the end walls of unattached dwelling
units shall be 30 feet.
5.
The minimum spacing between the walls of unattached dwelling units,
except as provided above, shall neither be less than twice the height
of the taller unit, nor less than the spacing established by the applicable
side yard requirements for lots.
6.
The minimum building setback from on-lot or group parking shall be
15 feet except where the townhouse dwelling contains a garage.
Each townhouse dwelling unit shall be individually connected
to a public water supply and sewage collection system. All utility
systems shall be installed underground within the entire site area
devoted to townhouse development.
A.
Residential streets, whether intended for dedication or not, shall comply with the specifications, improvements, and design standards established in Chapter 147, Subdivision and Land Development, of the Code of the Borough of Schwenksville.
B.
A minimum of two paved off-street parking spaces shall be provided
for each dwelling unit. The parking spaces may be located on the townhouse
lot or such spaces may be provided off-lot in a common parking area
located nearby, exclusive of areas proposed for open space reservation.
C.
Where common parking areas are utilized, no one parking area shall
contain more than 10 spaces. The minimum aisle width for common parking
areas shall be 26 feet and the angle of parking shall be 90 degrees.
Common parking areas shall not be less than 25 feet from district
boundary lines or the ultimate right-of-way lines of existing streets.
A.
Upon any site proposed for townhouse development, at least 20% of
the total site area (in addition to land within the floodplain or
devoted to permanent stormwater management detention basins, shall
be left as common open space.
B.
Common open space areas may be utilized for recreational purposes
associated with the TH District and off-street parking accompanying
such recreational uses and the preservation of salient natural features
of the site, but no other usage, either principal or accessory. The
common open space shall be covenanted to guarantee the perpetual maintenance
and usage of such open space by townhouse residents.
C.
Within the common open space, a portion of land equal to 0.2 times
the habitable floor area of all townhouse dwelling units shall be
assigned and developed for active recreation. The land area designated
for active recreation shall be one contiguous parcel and shall be
suitably improved and equipped by the developer and subsequently maintained
by the owner.
D.
Common open space shall be designed as a continuous system of usable
areas and afforded safe and easy access by road frontage, public easements,
and paved pathways. Accessways shall be no less than 10 feet in width.
Land area designated as common open space shall be so noted on any
plan submissions, described with bearings and distances, and recorded
with the Recorder of Deeds at the time of final plan approval.
