In expansion of Article I of this Chapter, it is the intent of this district to encourage the orderly development of institutional uses.
In the IN Institutional Districts the following regulations shall apply.
A building may be erected, altered or used, and a lot may be occupied or used, in whole or part, for any of the following uses and no other, provided that such uses comply with the district regulations below, and all other applicable sections of this Ordinance.
A. 
Uses Permitted by Right.
1. 
Use C-2. Cemetery.
2. 
Use C-3. Conservation/Recreation.
3. 
Use C-4. Emergency Services.
4. 
Use C-5. Client-Based Social Service Provider.
5. 
Use C-10. Place of Worship.
6. 
Use C-12. School - Public/Private.
7. 
Use E-4. Outdoor Recreation.
8. 
Use G-3. Single-Family Detached Dwelling.
9. 
Accessory Uses. The following accessory uses on the same lot which are subordinate and customarily incidental to any of the above permitted uses and as provided for in Article III herein:
a. 
Use A-2. Residential Accessory Structure.
b. 
Use A-3. Non-Residential Accessory Structure.
c. 
Use A-5. Commercial Vehicles.
d. 
Use A-7. Fences and Walls.
e. 
Use A-8. Greenhouse, Agricultural.
f. 
Use A-9. Home Child Day Care Facilities.
g. 
Use A-10. Home Occupation.
h. 
Use A-12. No-Impact Home-Based Business.
i. 
Use A-13. Outdoor Storage and Waste Disposal.
j. 
Use A-15. Roadside Stand.
k. 
Use A-16. Swimming Pool.
l. 
Use A-17. Tennis/Sports Court.
m. 
Use A-19. Recreational Sporting Vehicle.
n. 
Use A-20. Outdoor Donation Bins.
The following dimensional standards shall apply:
A. 
Minimum Lot Area: 4 acres.
B. 
Maximum Building Coverage: 35%
C. 
Maximum Impervious Coverage: 50%
D. 
Front Yard Setback: No less than 100 feet from the ultimate right-of-way.
E. 
Side Yard Setback: For each building, there shall be two side yards of not less than 20 feet each.
F. 
Rear Yard Setback: For each building, there shall be a rear yard of at least 40 feet.
G. 
Maximum Building Height: No building shall exceed 35 feet in height.
