The zoning map entitled "Zoning Map, Township of Hazlet, Monmouth County, New Jersey," dated November 2005 by CME Associates is hereby adopted as the Official Map and is made a part of this Ordinance.[1]

A. 
The referenced "Zoning Map, Township of Hazlet, Monmouth County, New Jersey," dated December 26, 1978 with revisions up to January 2006 by CME Associates, that Block 66 Lot 1.02 shall be included in the BRZ designation.
B. 
The Development Review Ordinance, Hazlet Township, New Jersey be and hereby is amended to reflect a change in the zoning designation from R-70 residential zoning to Business Highway (BH) for the following properties:
1. 
Block 69.01, Lot 8.
2. 
Part of Block 68.13, Lot 26 as depicted in the Zoning District Map Amendment dated August 23, 2010, prepared by Americo Lucchi, P.L.S., attached hereto and made a part hereof.

C. 
The Development Review Ordinance, Hazlet Township, New Jersey be and hereby is amended to reflect a change in the zoning designation from R-100 residential zoning to Business Highway (BH) for the following properties:
1. 
Block 63, Lots 3 and 4.

The Development Review Ordinance, Zoning Map, is amended consistent with Ord. No. 1646-19.

E. 
Zoning Map” of the Hazlet Township Development Review Ordinance be and hereby is amended by clarifying and amending that the property on the westerly side of Holmdel Avenue, known as Block 211, Lot 8.01 shall be in the Business Highway District (BH), excepting that a portion of the lot providing access to Bedle Road, with frontage of approximately 21 ft. on Bedle Road and a depth of approximately 131 ft., shall be in the Residential R-100 zoning district.

A. 
Zoning district boundary lines are intended to follow street centerlines, railroad rights-of-way, streams and lot or property lines as they exist on lots of record at the time of enactment of this Ordinance unless otherwise indicated by dimensions on the zoning map. Any dimensions shown shall be in feet and measured horizontally and, when measured from a street, shall be measured from the street right-of-way line even if the centerline of that street is used for the location of a zoning district line. The exact location of any disputed zoning district boundary line shall be determined by the Board of Adjustment pursuant to N.J.S.A. 40:55D-70b.
B. 
Where boundaries are not fixed by dimensions and where they approximately follow lot lines and where they do not scale more than 20 feet distant therefrom, the street centerlines, railroad rights-of-way, streams and lot lines shall be construed to be such boundaries.
C. 
Where a zoning district boundary divides a lot, the location of the boundary, unless indicated by dimensions on the zoning map, shall be determined by use of the stated scale on the map.
The zoning standards, controls and designations apply to every structure, lot and use within each district and the district line extends vertically in both directions from ground level.
