Commercial District, C-2, consists mainly of land occupied by or suitable for a wide range of retail and wholesale activities. Land in this district is located mainly along major highways and in the vicinity of industrial areas. The C-2 district regulations are designed to permit development of the enumerated functions and to provide space for commercial uses which are generally not appropriate for retail business districts.

In the C-2 district, no land shall be used and no building shall be located for or converted to any use other than:
(1) 
Any use permitted in the R-1, R-2, or C-1 district.
(2) 
Animal hospital, pound, or shelter.
(3) 
Automobile, glass, muffler, seat cover, tire and upholstery, service, sales, installation and repair, but not including tire recapping.
(4) 
Automobile repair, bodywork, painting.
(5) 
Bait store.
(6) 
Bakery wholesale.
(7) 
Barber and beauty shop equipment and specialties; sales.
(8) 
Baseball park, commercial.
(9) 
Boat sales, rental, storage, and repair.
(10) 
Bookbinding.
(11) 
Bowling alley.
(12) 
Cabinet or carpentry shop.
(13) 
Carting, crating, express hauling and storage.
(14) 
Cold storage plant.
(15) 
Construction, equipment sales, service, rental, and repair.
(16) 
Contractors or construction offices, shops, and yards.

(b) 
Exceptions.
(1) 
Where the side yards of lots in the C-2 district are abutting an R-1 or R-2 district, the side yard setback shall be equal to the minimum side yard setback of the abutting district.
(2) 
In all cases where the side yard is adjacent to a side street, the side yard shall not be less than 10 feet.
(3) 
Residential development within the C-2 district. The lot area, lot width, density, and setback regulations for residential structures within the C-2 district shall be the same as those in the R-2 district.

(a) 
Site plan.
A site plan shall be submitted to and approved by the building official for any commercial or multiple-family use or structure within the C-2 district prior to the issuance of a zoning permit.
(b) 
Floor area.
The total floor area of any building or buildings on a lot in the C-2 district shall not exceed the number of square feet in the lot.
(c) 
No previously existing or used structure, including accessory buildings, may be moved onto and installed in a C-2 district.
(d) 
No accessory building may be moved onto or installed in a C-2 district unless it is affixed to the real estate and meets all the requirements of the building, plumbing, electrical and fire codes adopted by the city.
(e) 
All buildings constructed, built or installed in a C-2 district must be newly constructed of wood frame, metal frame, concrete or masonry construction built on site or prefabricated and moved on site and meet all the requirements of the building, plumbing, electrical and fire codes adopted by the city.
