In order to regulate the location and use of buildings and land for trade, industry, residence and other purposes; to regulate the location, height and size of buildings hereafter erected or structurally altered, the size of yards and other open spaces and the density of population, the following zoning districts are hereby established:
R-1 Residential District
R-2 Residential District
R-3 Residential District
R-4 Residential District

HR Historic Residential District
HB Historic Business District
GC General Commercial District
IP Industrial Park District
RPC Residential Planned Community District

A. 
The boundaries of the districts are hereby established as shown on the Zoning Map attached hereto and made a part hereof and entitled the "Selbyville Zoning Map" which shall be on file in the Office of the Mayor and Council of the Town of Selbyville, which map, with all explanatory matter contained thereon, shall be deemed to accompany these regulations, be and is hereby made a part of this chapter as though fully set out herein. The Town of Selbyville Zoning Map, together with subsequent applicable amendments, shall be conclusive as to the current zoning status of land within the corporate limits of the Town of Selbyville.
B. 
Informational copies of the Official Zoning Map shall be available for inspection at the office of the Town Hall of Selbyville and at such other locations as may be necessary or convenient.
C. 
Drafting errors and omissions from the Zoning Map may be corrected, but no changes in the boundaries of any district shall be made except to show properly adopted amendments.
Where uncertainty exists with respect to the boundaries of the various districts as shown on the Zoning Map, the following rules shall govern:
A. 
In cases where a boundary line is given a position within a street or alley, easement, canal, navigable or non-navigable stream, it shall be deemed to be in the center of the right-of-way of the street, alley, easement, canal or stream, and if the actual location of such street, alley, easement, canal or stream varies slightly as shown on the District Map, the actual location shall control.
B. 
In cases where a boundary line is shown as being located a specific distance from a street line or other physical feature, such distance shall control.
C. 
Where the district boundaries as shown on the Zoning Map approximately coincide with lot lines, the lot lines shall be construed to be the boundary line of the district unless otherwise indicated.
D. 
In cases where the boundaries of any district as shown on the Zoning Map do not coincide or approximately coincide with street lines, alley lines or lot lines and no dimensions are shown, the location of the boundary line of such district shall be determined by the use of a scale appearing on the Zoning Map.
E. 
Whenever any street, alley or other public way is vacated in the manner authorized by law, the district adjoining each side of such street, alley or public way shall automatically be extended to the center of such vacated area and all area included in the vacated area shall then and henceforth be subject to all the regulations of the extended districts.
F. 
Where the boundary of a district follows a railroad line, such boundary shall be deemed to be located midway between the main tracks of the railroad line.
G. 
Where a parcel of land lies in two or more districts, it shall be classified in the district in which the greater part of area lies.
