The purpose of this district is to permit variety in housing types and provide for residential densities appropriate for areas which are or will be served by public sanitary sewer and water systems and which are well-located with respect to major thoroughfares, shopping facilities and centers of employment.
Permitted uses are as follows:
A. 
Any use permitted in the R-1, R-2 and R-3 Districts as listed in Articles IV, V and VI.
B. 
Multifamily dwellings.
C. 
Duplexes.
D. 
Townhouses.
Permitted accessory uses are as follows:
A. 
Any accessory use permitted in the R-1, R-2 and R-3 Districts as listed in Articles IV, V and VI.
B. 
An office located in a main building for administration of a group of dwelling units.
C. 
A laundry room for use of occupants of a building or group of buildings containing permitted uses.
D. 
A newsstand or sundries counter or shop within and operated exclusively for the convenience of the occupants of a building or group of buildings containing 20 or more dwelling units.
E. 
Parking lots accessory to a permitted commercial use in the same district or an adjacent district.
F. 
Public telephones.
G. 
Coin-operated vending machines for candy, tobacco, ice, soft drinks and sundries inside a building.
H. 
Temporary buildings, the use of which is incidental to construction operations or sale of lots during development being conducted on the same or adjoining tract or subdivision and which shall be removed upon completion or abandonment of such construction or upon the expiration of a period of two years from the time of erection of such temporary buildings, whichever is sooner; and conditions on the placement of which may be established by the Mayor and Town Council to limit any negative effect such structures may have on the property or adjacent properties.

E. 
A site plan shall accompany an application for approval of development in this district.
A. 
Each dwelling unit must comply with the minimum-lot-area-per-dwelling-unit specification.
B. 
The dwelling units may be held in separate ownership if separate utility systems are provided.
C. 
Detached garages or carports shall not be permitted except as shown on the approved site plan.
D. 
Not more than eight dwelling units shall be included in any one townhouse or multifamily building, with no overall outside wall dimension of more than 165 feet.
E. 
Required off-street parking space of two spaces per dwelling unit shall be provided for each dwelling unit or within an on-site parking with approval subject to site plan review.
F. 
A site plan complying with the requirements of Article XXI shall accompany an application for approval of a townhouse or multifamily development.
G. 
No overall outside wall dimension of a multifamily building shall exceed 165 feet.
H. 
For the purpose of maintaining setback between buildings on the same site, the distance between townhouse, duplex or multifamily buildings shall be 40 feet.
I. 
Accessory structures shall be subject to site plan review.
