For the purposes of this chapter, the Town of Fort Edward is hereby divided into seven zones, differentiated according to use and building regulations and to be designated as follows:

A. 
Purpose. The purpose of the Mobile Home Overlay District is to promote the health, safety and general welfare of the inhabitants the Town of Fort Edward by identifying areas within the Town where mobile home parks may be located in order to provide alternative housing types and affordable housing.
B. 
Designated areas. The areas designated for mobile home parks are shown on the Zoning Map and designated as the “Mobile Home Park Overlay District” and described as follows:
(1) 
Area A. Beginning a point approximately 4,500 feet east of the intersection of NYS Route 4 and County Route 46, at the intersection of the prolongation of the easterly boundary line of the Village of Fort Edward with the center line of County Route 46, thence, northerly to the boundary with the Village of Fort Edward, thence, westerly along the Village boundary line to the easterly boundary line of the Village of Fort Edward, thence, southerly and southwesterly along the Village boundary line to County Route 46, thence, easterly along County Route 46 to the point of beginning.
(2) 
Area B. Beginning at a point in the easterly shoreline of the Hudson River at the intersection of the shoreline with the boundary line between the Town of Kingsbury to the north and the Town of Fort Edward to the south, thence, easterly along said boundary line approximately 1,000 feet to the center line of Lower Allen Street, thence, southerly along Lower Allen Street, continuing southerly on Charles Street from Lower Allen Street, continuing southerly along the prolongation of Charles Street to the northerly boundary of the Village of Fort Edward, thence, westerly to the easterly boundary of the Hudson River, thence, northerly along the eastern shoreline of the Hudson River to the point of beginning.
(3) 
Area C. Beginning at a point where the northwesterly boundary line of the M-1 Zone intersects with the boundary line between the Town of Fort Edward and the Village of Fort Edward, thence, northerly along the northwesterly boundary line of the M-1 Zone for a distance of approximately 3,000 feet, thence, westerly parallel with the northerly line of the Village of Fort Edward for approximately 1,500 feet, thence, southwesterly and parallel with Burgoyne Avenue to a point in the boundary line between the Town of Fort Edward and the Village of Fort Edward, thence, easterly along said line approximately 1,500 feet to the point of beginning.
C. 
Regulations. Mobile home parks may be located only within the Mobile Home Park Overlay District. The location, density, siting and overall development of mobile home parks shall conform with all other sections of this chapter and Chapter 71, Mobile Homes. Any mobile home park in existence and operating outside the Mobile Home Overlay District prior to the effective date of this section shall be considered a nonconforming use and shall be subject to the provisions, among others, of § 71-4C, as well as the provisions of Article IX of Chapter 108 of the Town Code to the extent the provisions of that article are not inconsistent with those of this chapter. In the event of any inconsistency, the provisions of § 71-4C shall govern.

The location and boundaries of said zones are hereby established as shown on the Zoning Map of the Town of Fort Edward, dated October 20, 2014, which is attached hereto and is hereby made a part of this chapter.[1] Said map or maps and all notations, references and designations shown thereon, as modified or amended by certain provisions of the Town Code adopted after the date of the Zoning Map, shall be a part of this chapter as if the same were all fully described and set forth herein.

A. 
The zone boundary lines are intended generally to follow the boundary lines of streets, the center lines of railroad rights-of-way, existing lot lines, the mean water level of rivers, streams and other waterways or Town boundary lines, all as shown on the Zoning Map; but where a zone boundary line does not follow such a line, its position is shown on said Zoning Map by a specific dimension expressing its distance in feet from a street line or other boundary line as indicated.
B. 
In case of uncertainty as to the true location of a zone boundary line in a particular instance, the Zoning Administrator and/or Building Inspector shall request the Zoning Board of Appeals to render its determination with respect thereto.
