The minor subdivision plat shall be based on
tax information at a scale of not less than one inch equals 100 feet,
prepared and certified to by a professional engineer or licensed surveyor
and complying with all other requirements of the Map Filing Law (N.J.S.A.
46:23-9.9), if applicable, to show the entire tract of which the subdivision
is a part, displaying the following details on maps cut to the following
sizes: 8Â 1/2 inches by 13 inches or 15 inches by 21 inches or
24 inches by 36 inches or 30 by 42 inches.
A.Â
A key map showing the entire tract and its relation
to the surrounding areas.
C.Â
The names of all property owners, as shown on the
most recent municipal tax records, within 200 feet of property lines.
D.Â
Acreage of the entire tract and the area of each proposed
lot. Lot areas shall be calculated exclusive of rights-of-way.
E.Â
The bearing of all property lines, existing and proposed.
G.Â
Any easements, rights-of-way or other interests, existing
or proposed.
H.Â
The location of all existing and proposed structures
and the distances of said structures from the existing property lines
and from any new lines sought to be established.

I.Â
The location and size of all existing and proposed drainage structures. Proposed drainage shall be designed in accordance with the standards set forth in the New Jersey Residential Site Plan Improvement Standards, N.J.A.C. 5:21-1.1, and/or the requirements of Chapter 138, Stormwater Control, as applicable.

The location of all streams, lakes, ponds, swamps,
wooded areas, rock outcroppings, cliffs or slopes greater than 30%
and any other significant natural features.

The name of the street and the width of the rights-of-way
on which the property fronts.

A visually
acceptable aerial photograph of the subject property that shows the
area within 200 feet of the property in question, as well as indicating
a radius of 200 feet around the border of the subject property. The
applicant should note the source of the aerial photograph. The scale
should be a maximum of one inch equals 150 feet.

The preliminary plat shall be clearly and legibly
drawn or reproduced at a scale of not less than one inch equals 100
feet, shall be prepared and sealed by a professional engineer or land
surveyor licensed by the State of New Jersey and shall show or be
accompanied by the following information:
A.Â
All of the information required for a minor subdivision
plat.
B.Â
Contours, both existing and proposed, at two-foot
intervals.
C.Â
The location and dimensions of all existing and proposed drainage facilities including all pipes, inlets, manholes, outlets, connections, dry wells and retention basins. All proposed stormwater control measures shall conform to the standards set forth in the New Jersey Residential Site Improvement Standards, N.J.A.C. 5:21-1.1, and/or the requirements in Chapter 138, Stormwater Control, as applicable.

Soils data from the Soil Survey of Sussex County,
New Jersey, published by the United States Department of Agriculture
Soil Conservation Service, including suitability for septic effluent
disposal.

A copy of any protective covenants or deed restrictions
applying to the land to be subdivided.
G.Â
Soil logs and percolation test results in locations
representative of the various soil conditions found on the site, with
design and recommendation of the Sussex County Board of Health for
septic fluid disposal.
H.Â
Certification from the Tax Collector that all taxes
have been paid to date.

The proposed sequence of development.
J.Â

A.Â
The final plat shall be drawn in ink on tracing cloth
at a scale not less than one inch equals 100 feet, shall comply with
all the provisions of the Map Filing Law (N.J.S.A. 46:23-9.9 et seq.)
and shall show or be accompanied by the following information:
(1)Â
The date, name and location of the subdivision, the
name of the owner, a graphic scale and North arrow.
(2)Â
The bearing of all lot lines and right-of-way lines
to the nearest second, the distances of all such lines to the nearest
0.01 foot and other survey information as needed to completely and
accurately describe all boundaries.
(3)Â
The purpose of any easement of land reserved for common
use or dedicated to public use shall be designated, and the proposed
use of sites other than residential shall be noted.
(4)Â
Each block shall be numbered. The lots within each
block shall be numbered consecutively beginning with the number one.
(5)Â
Minimum front, side and rear setback lines on all
lots.
(6)Â
Location and description of all monuments.
(7)Â
The names and addresses of owners of adjoining properties.
(8)Â
The seal and certification of a professional engineer
or land surveyor licensed by the State of New Jersey as to the accuracy
of the plat details.

Certification of any approvals as may be required
by other units of government or agencies thereof.
(10)Â
As-built cross sections and profiles of streets.
(11)Â
As-built plans and profiles of storm and sanitary
sewers and water mains.
(12)Â
Contours at two-foot intervals.
(13)Â
Certification from the Tax Collector that all
taxes are paid to date.

Letter itemizing all elements covered under the performance bond.

B.Â
Prior to the granting of final approval, the subdivider shall have installed or shall have furnished performance guaranties, in accordance with the provisions of Article VII of this chapter, for the ultimate installation of the required improvements. The subdivision shall conform to the proposal and conditions shown on any adopted Official Map or Master Plan of the Township.
