The provisions of this chapter and related ordinances are considered the minimum for the orderly development of the community. However, when acting on applications for the approval of minor subdivisions or preliminary approval of major subdivisions or preliminary approval of site plans or the review of conditional uses, the Planning Board shall have the power to grant such exceptions from the requirements of this chapter and applicable provisions of related ordinances of Sandyston as may be reasonable and within the general purposes and intent of the provisions of this chapter and related ordinances, if literal enforcement of one or more provisions becomes impracticable or exacts undue hardships as a result of special or particular conditions of the land or tract in question. In each case, the Planning Board shall make a written record of its findings and conclusions as a basis for exceptions granted (N.J.S.A. 40:55D-51).
