The maps and plans required by these regulations shall show the information and shall be prepared in accordance with the standards hereinafter specified. All preliminary and final plat maps, construction plans and grading plans shall be prepared by and bear the name, signature and seal of a land surveyor or professional engineer, or both, as required by law and licensed by the State of New York. Elements of such maps and plans and related studies and evaluations may be prepared by an architect, landscape architect or other designers or technicians as authorized by law and noted on the documents presented. Pertinent survey data and design computations shall be presented to the Planning Board and Town Board or their authorized agent for review upon request. Maps, plans, studies and evaluations shall include information hereinafter specified to the extent applicable to the particular plat.
The preliminary plat shall be drawn to a scale of not less than one inch equals 100 feet. The plan shall show existing conditions and the proposed layout of lots, streets and improvements for the proposed subdivision and all contiguous land of the applicant that may be subdivided in the future in order to enable the Planning Board to complete a general planning review of the proposed subdivision, including its relationship to the future subdivision of contiguous land of the applicant. The preliminary plat shall show at least the information specified in § 112-24.
Preliminary profiles of any proposed streets shall be based on a field survey or the contours shown on the preliminary plat. Such profile shall be drawn to a scale of one inch equals 40 feet or one inch equals 50 feet and a vertical scale of one inch equals four feet or one inch equals five feet and shall show the existing grades at both street right-of-way lines and the center line, as well as the proposed grade of the street at the center line.
The final plat map shall be drawn to a scale of one inch equals 40 feet or one inch equals 50 feet but in no case at a scale of less than one inch equals 100 feet. The map presented for approval and filing shall not be less than 20 inches by 20 inches, shall not exceed 36 inches by 48 inches and shall be drawn with black waterproof ink on good quality heavy linen tracing cloth or shall be a print on polyester film. The final plat map may be limited to the portion of the tract to be platted and shall show at least the information specified in § 112-24. Any subdivision plat of lots to which access is given by open development area private rights-of-way or easements shall be drawn on a final plat map separate from a map showing lots in the tract that have frontage on a proposed street or highway.
The following information is required to be shown on plat maps when indicated by the following codes:

Plan drawings may be prepared on a tracing of the final plat map. Profiles shall be drawn to a horizontal scale of one inch equals 40 feet or one inch equals 50 feet and a vertical scale of one inch equals four feet or one inch equals five feet. Profile drawings and elevations shall be based on official Town, county, state or United States bench marks or on a suitable bench mark approved by the Board and noted on the plan.
B. 
Construction drawings shall show at least the following information in accordance with good design practice:
(1) 
The title of the plat, the date, scale, North point, Town, county and state.
(2) 
For streets to be constructed to Town Road Specifications, the existing grades at the center line and at both street lines and the proposed grade at the center line, street lines and edge and width of pavement, a typical street cross section and a cross section at all cross culverts.
(3) 
For open development area private rights-of-way or easements, the existing and proposed grade at the center line, street lines and edge and width of the travelway, a typical street cross section and a cross section at all cross culverts.
(4) 
The depth, invert, slope and size of all pipes, ditches, culverts, manholes, catch basins, headwalls and channels, and ditch and channel cross sections.
(5) 
On the plan drawing, the approximate location of lot lines intersecting the street line, and lot numbers and street names.
(6) 
Sidewalks, curbs, gutters, water mains, sanitary sewers and other structures.

The grading plan shall be drawn on good quality heavy linen tracing cloth or polyester film to a scale of one inch equals 40 feet or one inch equals 50 feet. Contours and elevations shall be based on the same bench marks as provided in § 112-25.

The grading plan shall show at least the following information:

The layout of existing and proposed lot lines and street lines and the boundary of the area to be regraded, cut or filled.
(3)
