A. 
Omission from these regulations of any requirement authorized to be imposed by statute shall not preclude the Planning Board from imposing such requirement by resolution adopted by such Planning Board in connection with approval or conditional approval of any plat.
B. 
If any section, paragraph, sentence, clause or phrase of these regulations shall for any reason be held to be invalid or unconstitutional a decree or decision of any court of competent jurisdiction, such decree or decision shall not affect or impair the validity of any other section or remaining portion of these regulations.
C. 
If any section, paragraph, sentence, clause or phrase of these regulations shall for any reason be held to be invalid or unconstitutional, as applied to a particular plat or plat application, by a decree or decision of any court of competent jurisdiction, such decree or decision shall be limited to the particular plat or plat application, and the general applicability of these regulations to other plats and plat applications shall not be affected.
A. 
These regulations and any amendments are adopted by the Philipstown Planning Board after due notice and public hearing as required by law and shall be in full force and effect from the date of approval by the Town Board of Town of Philipstown.[1]

B. 
The Subdivision Regulations of the Town of Philipstown previously adopted, and any amendments thereto, are repealed coincident with the effective date of these regulations.
