For the purposes of this chapter, the Town of
Geddes is hereby divided into the following zoning districts:

Single-Family Residential District

Multiple-Family Residential District

Residential Office District

Planned Mobile Home Park District

Commercial A

Shopping Area District

Senior Citizen Residential Overlay District

Overlay districts may be established at the
discretion of the Town Board. Land areas designated within overlay
districts are subject to the district regulations of the districts
upon which they are superimposed in addition to the applicable overlay
district regulations that may be provided herein.
When uncertainty exists with respect to the
boundaries of any district as shown on the Town of Geddes Official
Zoning Map:
A.
Boundaries indicated as approximately following the
center lines of streets or highways shall be construed to follow such
center lines.
B.
Boundaries indicated as approximately following platted
lot lines shall be construed as following such lot lines.
C.
Boundaries indicated as following shorelines of streams,
lakes and reservoirs shall be construed to follow such shorelines
and, in the event of change in the shoreline, shall be construed as
moving with the actual shoreline.
E.
Where a district boundary line divides a lot existing
at the time of enactment of this chapter, the use authorized on and
the district requirements of the least-restricted portion of such
lot shall extend to the entire lot, provided that such extension shall
not include any part of the lot which is more than 30 feet into the
more-restricted portion.
