This district is intended to provide certain areas within the City suitable for mobile home park development. The regulations set forth in this section are designed to ensure an attractive and harmonious environment for the mobile home dwellings and adjoining areas.
Uses permitted in the Residential Mobile Home (R-MH) District shall be established in conformance with the standards of this article. Article XV and as specified in the City Code. Uses permitted shall be one or more of the following uses:
A. 
Mobile home parks.
B. 
Home occupations.
C. 
Accessory uses as defined.
D. 
Service buildings and recreation areas serving only the mobile home park in which they are located.
E. 
Installations necessary for the provision and maintenance of public utilities.
F. 
Small professional, announcement and real estate signs not exceeding three square feet in area.
A. 
Prior to the actual development of a mobile home park, the developer shall submit a site plan to the City Planning Commission and to the City Council for approval. The mobile home park shall be developed in accordance with the approved plan.
B. 
The plan shall be prepared at one inch equals 100 feet or one inch equals 200 feet and shall depict the following items:
(1) 
The location and size of the mobile home park.
(2) 
The location and size of the mobile home lots.
(3) 
The location and width of the proposed internal streets, driveways and common walkways.
(4) 
The location and size of the proposed sanitary facilities.
(5) 
The location and size of the proposed service building and recreation area.
(6) 
Landscaping.
Sanitary facilities, including garbage disposal and water and sewer, shall be provided on each mobile home lot and shall be subject to approval and inspection by the state and local Health Officials.

Surfaced streets and pedestrian walkways having a minimum right-of-way of 30 feet shall be provided within the mobile home park to accommodate vehicular and pedestrian movement. The minimum right-of-way width shall include 20 feet for moving lanes, eight feet for parallel guest parking and two feet for pedestrian use. All streets shall be constructed in accordance with the construction standards of the Virginia Department of Transportation.
A. 
A service building(s), if provided, may not be closer than 20 feet to any mobile home lot line.
B. 
Each mobile home park shall provide a centrally located recreation area of at least 20,000 square feet.
The setback line for mobile home parks shall be 50 feet or more from any street right-of-way. The distance may be reduced to 25 feet if a planting screen is provided.
Lot requirements for each mobile home shall be as follows:
A. 
The yard area shall be a minimum of 5,000 square feet.
B. 
The lot width shall be a minimum of 50 feet.
C. 
The lot width shall be a minimum of 100 feet.
D. 
Side yards shall be a minimum of 12 feet.
E. 
The rear yard shall be a minimum of 20 feet.
F. 
The front yard shall be a minimum of 20 feet.
The maximum height for mobile homes shall be 14 feet, except utility poles and television and radio aerials.
The maximum lot coverage shall be 45%.

Any mobile home installed on any lot in the R-MH District shall be subject to the following standards:
A. 
Manufactured homes in excess of 20 years of age at the date of application for a building permit shall not be relocated within the City of Galax or brought into the City of Galax and placed in a R-MH District.
